Santa Paula condos at a glance
- Two complexes on HUD’s list: Condos for sale in Santa Paula, CA can carry an FHA loan in a HUD-approved complex. HUD’s lookup on October 14, 2026 showed two current approvals: Heritage Park Villas (36 units, through July 10, 2029) and Summerset Village (84 units, through May 5, 2028).
- Single-unit approval: Elsewhere, HUD may approve a single unit if the project is complete, holds five or more dwelling units and is not a manufactured home. Compare Ventura County home loans early.
- Sound ratings by code: Condo projects approved under the City’s 2007 condo chapter must rate at least 55 STC for walls and floor-ceilings between units and 65 IIC for impact noise. Replacement flooring must insulate at least as well as what it replaces.
- Storage and meters: The same chapter calls for a two-car garage or carport per unit, at least 90 cubic feet of lockable storage, a breaker panel per unit and separate utility meters, though a project may share a water master meter.
Papers to request before you sign
Under the Davis-Stirling Act, a seller hands the buyer the governing documents, the latest budget report, a written statement of the current dues and assessments, and the most recent balcony inspection report. That budget report must say on a separate page whether the complex is FHA-approved.
The balcony report reaches any building holding three or more attached units and covers wood-supported decks, balconies, stairways and walkways whose walking surface sits more than six feet above the ground. The first inspection was due by January 1, 2025 and repeats every nine years; page one lists how many elements were inspected and how many pose an immediate threat to occupants.
If a complex began as apartments under the City’s 2007 conversion rules, the Council could require the converter to fund deferred maintenance and give each first buyer a one-year warranty on appliances such as the stove and water heater. Ask for the conditions of approval.
Santa Paula condo questions, answered
Are the Lobero townhomes in Santa Paula condos?
HUD’s condo records list Lobero Townhouses as a 146-unit condominium project, so its units appear here when the MLS types them as condos. FHA status can change, so check its current HUD listing with your lender, as with any complex. See every Santa Paula home for sale for other types.
What happens when an inspector flags a balcony?
The inspector sends the report to the association right away and to the local code enforcement agency within 15 days. The association must keep occupants off that element until the agency approves the repairs. Your Santa Paula real estate agent can ask whether any such notice is open.
