Simi Valley new construction at a glance

  • Little vacant land left: The City’s Housing Element, adopted in 2023, says Simi Valley’s housing stock grew just 2.3 percent from 2010 to 2020, mainly because developable vacant land ran out. Urban development outside the voter-approved City Urban Restriction Boundary requires another vote.
  • Infill on rezoned sites: New homes in Simi Valley are expected to come mostly from infill. The City rezoned 111 properties for higher density on October 25, 2021, and the state-filed environmental review points to vacant or underused sites in Old Town and along Los Angeles Avenue.
  • The May 2022 project list: Housing Element Table H-40, dated May 2022, listed 22 projects and 1,713 homes, the largest of them apartments. For-sale entries included The Enclave (58 townhomes, 106 houses), 65 City Ventures condominiums, Runkle Canyon’s remaining phases and small tracts. Compare Simi Valley townhomes and condos.

Mello-Roos and other charges on a new lot

The County’s direct assessment list for 2025-26 shows one City of Simi Valley community facilities district, 2004-1, covering 13 Town Center parcels; City landscape district zones are billed separately. Where a lot is in a Mello-Roos district, Government Code 53341.5, as of 2026, bars the subdivider from letting you sign a purchase contract until you have received and signed a Notice of Special Tax stating the maximum tax.

Papers the builder owes you

Civil Code 912, as of 2026, has the builder include a written copy of the SB 800 defect claim law with the original sales documents, initialed by you and the sales representative. A builder that misses a duty there in time loses the prelitigation procedure’s protection, and you may file an action.

Simi Valley new home questions, answered

How long can I bring a construction defect claim?

As of 2026, Civil Code 941 generally bars an SB 800 action brought over 10 years after the home’s substantial completion. Follow the builder’s written maintenance schedules; under Civil Code 907, skipped maintenance can be raised as a defense.

Is North Canyon Ranch approved?

Not as of the City’s project page in October 2026. It describes 157 houses and 50 multi-family units on 160 acres of County land north of the 118 Freeway, proposed for annexation, and says the Planning Commission hearing was continued to a date uncertain.

Should I compare the builder’s lender with another?

Ask in writing whether any incentive depends on using the builder’s affiliated lender, then compare Loan Estimates from it and at least one other lender (Simi Valley home loans). For resales, see Simi Valley homes for sale; a builder’s purchase contract is worth reviewing with a Simi Valley real estate agent.
