Ventura condos at a glance
- Named complexes: Among Ventura CA condos for sale, Buenaventura Gardens is a condominium association at 3700 Dean Drive in 93003, incorporated in 1979. Peppertree condos sit at 1300 Saratoga Avenue, also in 93003.
- Balcony inspections: In condo buildings with three or more attached units, wood-supported balconies, decks, stairs and walkways more than six feet above ground need a licensed engineer’s or architect’s inspection every nine years, the first due by January 1, 2025. The seller must give you the latest report.
- Loan checks: As of 2026, the conforming limit for a one-unit home in Ventura County is $1,035,000. An FHA loan needs an FHA-approved project or, in a finished project of at least five units, a single-unit approval; see FHA loan basics for Ventura County.
Short-term rentals: City permit, then the CC&Rs
Renting a whole Ventura condo for 30 days or less takes a City short-term vacation rental permit, and the application includes your acknowledgment that the CC&Rs allow short-term use. State law also lets an HOA rule out any rental of 30 days or less. Whole-unit permits are capped by area, including 100 Downtown, 100 in Pierpont and 35 for the Harbor/Keys area, with up to two permits per owner, only one of them in Pierpont, and a two-night minimum stay. A permit expires when the property sells, so as the buyer you would apply as a new owner, subject to the cap; the City’s program page lists which zones have openings.
Ventura condo questions, answered
Do the rental caps reach Ventura’s beach condos?
Yes. A May 2026 amendment made the City’s short-term rental chapter part of its certified coastal plan, so it applies in the coastal zone as well. In Pierpont, permits are also limited to 10 percent of the homes on each lane, with at least one allowed per lane.
Can I add an EV charger at a Ventura condo?
California law limits how far the HOA can stop you. As of 2026, CC&R rules that effectively prohibit or unreasonably restrict a charger in your unit or in your deeded or assigned parking space are void, though reasonable restrictions are allowed. If approval is required, the association must answer in writing, and an application not denied within 60 days is deemed approved. For a charger in a common or exclusive use area, you hire a licensed contractor, pay for installation and electricity, and carry liability coverage.
