Oxnard open houses at a glance

  • A two-week window: Open houses in Oxnard, CA scheduled within the next two weeks show here, from all Oxnard homes for sale. Times can change, so check with the listing agent first.
  • No paperwork to walk in: NAR’s consumer guide says touring an open house on your own needs no written buyer agreement, and under California’s agency disclosure the listing agent acts for the seller only.
  • City or County?: An Oxnard mailing address does not settle jurisdiction. Permit records for El Rio, Nyeland Acres, Silver Strand and Hollywood Beach sit with Ventura County, since all four are unincorporated.
  • Gated entries: The Colony, next to the Mandalay Beach resort, is behind a gate, so ask the listing agent how visitors get in. Compare gated community homes in Oxnard.

Questions to bring to an Oxnard open house

Spot an added room, converted garage or backyard unit? Check its permits. For a City address, Oxnard’s Building and Engineering Department shows permit history by address online and fills record requests in about 7 to 14 working days; for a County address, County Building and Safety searches within 10 days.

Ask for the Natural Hazard Disclosure. It flags FEMA flood Zones A and V, dam-failure flooding, fire hazard zones, and earthquake fault and seismic hazard zones, but the state form has no tsunami line, so check the County’s tsunami evacuation maps too.

Ask about Mello-Roos. The City’s district list includes Westport and Seabridge at Mandalay Bay, RiverPark and Wagon Wheel, and the Westport, Seabridge and RiverPark service taxes do not expire. The seller must try in good faith to get you the special tax notice.

In an HOA home, ask whether the resale packet is ready: governing documents, budget report, assessments and rental limits. If a unit is rented, ask for the lease and the City rental registration. Oxnard’s 4 percent yearly rent cap covers most units whose certificate of occupancy dates from February 1, 1995 or earlier, and after 30 days a tenancy generally ends only for just cause.

Oxnard open house questions, answered

What if the open house time does not work for me?

A buyer’s agent can book a private showing. California requires a written buyer-broker agreement no later than your offer, lasting three months at most and not renewing on its own (Civil Code 1670.50, as of 2026). An Oxnard real estate agent can set one up.

Can I back out if the seller’s disclosure arrives after my offer?

Yes. If the Transfer Disclosure Statement reaches you after you sign an offer, you get three days from hand delivery, or five from mailing or electronic delivery, to cancel by written notice.
