Camarillo new construction at a glance
- Where homes are going up: For new construction homes in Camarillo, the City’s development map lists two for-sale projects underway: Palmera by Williams Homes, 285 townhomes at the northeast corner of Pleasant Valley and Lewis roads, and Lennar’s single-family homes at US 101 and Springville Drive in Springville. Wickford Homes, 28 units off Wickford Place, is pending.
- Public report first: California bars selling lots in a subdivision of five or more without a public report from the Real Estate Commissioner. The sales office must post it, and you get a copy before signing a binding contract.
- Ask about special taxes: Where a lot carries a Mello-Roos special tax, you must receive and sign a Notice of Special Tax before signing a contract. Williams Homes says Palmera has none, while the City’s district report shows Lennar’s Springville lots were annexed into West Camarillo Community Facilities District No. 1 in 2022.
Before you sign with a builder
Read the builder’s purchase agreement alongside the public report. Confirm the deposit terms, the completion date and what happens if it slips, and that every upgrade, lot premium and incentive is written in with a price. With an HOA, you also get a statement that membership is mandatory; request the CC&Rs and proposed budget early. Or compare all Camarillo homes for sale.
Builder warranties under California law
California’s Right to Repair Act (Civil Code 895 and following) sets standards and claim deadlines for new homes, as of 2026. Builders must give at least a one-year written fit-and-finish warranty on items such as cabinets, flooring, countertops, paint and trim. Plumbing, sewer and electrical claims must be brought within four years of close of escrow, landscaping claims within two, and most others within 10 years of substantial completion. Before suing, you must give the builder written notice, and on written request it must produce plans and soils reports within 30 days.
Camarillo new construction questions, answered
Should I bring my own agent to a builder’s sales office?
Your call. The builder is the seller, and under California’s agency disclosure a seller’s agent owes its fiduciary duty to the seller, so ask whom the sales staff represent. With your own agent, put your representation agreement in writing by the time you offer, and ask how the builder handles outside agents before your first visit. For local guidance, see Camarillo real estate agent.
Will my property taxes change after I close on a new home?
It can. The Ventura County Assessor reappraises property at a sale and when new construction is completed, which can bring one or two supplemental tax bills on top of the annual bill.
