Ventura open houses at a glance
- Two weeks ahead: This page lists open houses in Ventura, CA within the next 14 days, from Ventura homes for sale, and the window rolls forward daily. Hosts can reschedule, so check with the listing agent before setting out for Ventura open houses today.
- City or County address?: A Ventura mailing address can sit outside the City: Saticoy is an unincorporated community next to it, and County Building and Safety searches permit history there within 10 days.
- Hillside fire map: The City’s interactive fire hazard map, adopted July 1, 2025, rates over 4,600 acres High or Very High, where owners must clear brush by June 1 each year.
- Beach and harbor streets: The seller’s Natural Hazard Disclosure states whether a home is in FEMA flood Zone A or V. Near Pierpont Beach homes and the harbor, also check the County’s tsunami evacuation maps for the route inland.
Records to pull on a Ventura home
Check what you saw against the City’s online Public Records Access Portal, which holds the recorded permit history for City addresses. The seller’s Transfer Disclosure Statement also asks about alterations made without permits.
The seller owes that statement as soon as practicable before title transfers; if it comes only after you sign an offer, you may terminate by written notice within three days of hand delivery, or five of mailed or electronic delivery.
Ventura open house questions, answered
Does a Ventura seller still order a Building Records Disclosure Report?
Not since March 1, 2026, when the City dropped the requirement for sales. It can still be ordered as an optional report through VenturaOPS.
What is the sewer lateral report in a Ventura sale?
Before close of escrow, the seller files a private sewer lateral inspection report and video with the City’s Building and Safety Division and shares the results with the buyer. The parties agree on who pays for any repairs, generally due within six months of the sale.
Which wildfire disclosures come with a hillside home?
In a High or Very High zone, a pre-2010 home comes with a notice of known features that can expose it to embers, such as an untreated wood shake roof or single-pane windows. The seller must also provide defensible-space documentation or agree in writing that the buyer will get it.
How do I see a Ventura home with no open house scheduled?
Through a buyer’s agent, by appointment. Expect a written agreement before your first tour together; the state limits its term to three months or less, and it cannot renew itself (Civil Code 1670.50, as of 2026). A Ventura real estate agent can arrange it.
