Camarillo townhomes at a glance
- Named communities: Browsing Camarillo, CA townhomes for sale? The City’s housing guide maps townhome communities including ParkWest (Lewis Road at Mike Loza Drive), Teso Robles (Camino Ruiz at Verdugo Way), Mission Walk (Chapel and Palm drives), Tesoro Walk (Flynn Road) and Wickford Place (Village at the Park Drive). Palmera is still being built; see new construction in Camarillo.
- Lot or unit?: In a California planned development you own a separate lot, parcel, area or space; in a condo you own a unit. A townhouse-style home can be either, and the title report and CC&Rs tell you which; see Camarillo condos for sale for condo rules.
- Some carry resale limits: Each of those five communities includes City affordable homes whose recorded covenants require owner occupancy and limit resale for 30 to 55 years, depending on the development; check a listing’s title report.
- Leisure Village is age-restricted: County records class about 1,300 Camarillo parcels as attached single-family homes that are not condos, and two-thirds of them are inside Leisure Village, where every home must have a resident aged 55 or older. See Leisure Village homes for sale.
Who repairs and insures what
Unless the CC&Rs say otherwise, California law has the association maintain the common area and each owner maintain their own lot and home. Fixtures that serve one home but sit outside its boundaries, such as a patio, balcony or exterior door, are exclusive use common area: the owner maintains them and the association repairs and replaces them. Termite repair differs from a condo: in a planned development, each owner repairs wood-destroying pest damage to their own home unless the CC&Rs say otherwise or a majority of all members shifts it to the association.
For insurance, the association’s summary must warn that its policies may not cover your property or improvements and that you may owe part of a deductible, so have your insurance agent read the CC&Rs before choosing a policy.
Camarillo townhome questions, answered
Where are the ParkWest townhomes in Camarillo?
The City’s housing guide places ParkWest at Lewis Road and Mike Loza Drive and maps 9 moderate-income and 78 market-rate homes there. A moderate-income unit carries resale restrictions the City monitors, so confirm which kind a listing is before you offer.
Who pays for the roof on a Camarillo townhome?
It depends on the CC&Rs. The state default leaves each owner responsible for their own home, but a declaration can shift exteriors to the association; at Palmera, the builder says dues are expected to cover the exterior of the homes. Read the maintenance chart and compare dues, or return to all Camarillo homes for sale.
