A quote is not a credit application or a pre-approval. It is a conversation about your options, with no obligation.

1. Will this pull my credit?
No. The quote uses only the answers you give me. Nothing here checks or pulls your credit. If you later decide to get pre-approved, that step does include a credit check, and only with your permission.
2. Is a quote the same as a pre-approval?
No. A quote is a first look at the loan options that fit your answers. A pre-approval comes later, when my lending team reviews your documents and, with your permission, your credit. Here is how pre-approval works.
3. Do I have to use you as my real estate agent too, or use your lending company?
No. My main focus is the real estate side, and I usually refer the loan to my lending team at 21st Century Lending. I still keep a close eye on the loan details, because most clients feel more comfortable asking their real estate agent those questions. You can work with any agent and any lender you choose, my lending team or a different lender altogether, and whenever both roles are involved, I disclose that to you in writing. My focus is you as the client.
4. What if my credit needs work?
Send the quote anyway. Some programs are more flexible on credit than people expect, and if you are not ready yet, I will tell you what to work on first. My pre-approval guide covers credit basics. My lending team can also connect you with a credit specialist who can build a plan with you. How quickly a score improves depends on your own credit history, so results and timelines vary.
5. Can we do this in Spanish?
Sí, claro. Choose Español on the last step of the quote and I will follow up in Spanish, by call, text or email, whichever you prefer.
6. Which loan is best for me?
It depends on four or five things: the home you want, how you will use it, how you earn your income, your credit, and whether you have served. Those are the questions in the quote. For a side-by-side look at the three most common loans, read Conventional vs FHA vs VA loans.
