Buying a home without a Social Security number.

It is legal, it is real, and it happens regularly. The requirements are different and there are fewer lenders, which makes comparing offers matter more here than almost anywhere else.

The starting point

Ownership does not depend on status.

Start with the part that rarely gets said plainly: California places no restriction on who may own real property based on immigration status. Title is held exactly as it would be for anyone else.

What changes is the financing. Government-backed programs such as FHA, VA and USDA require a Social Security number, so those are unavailable. What does exist are private lender programs that accept an ITIN, and those are what make the purchase possible.

The reason so many people believe it cannot be done is simpler than it looks. Fewer lenders offer it, fewer agents have handled it, and very little of the information is written in the language most of the people affected would prefer to read it in. That is an information gap, not a legal one.

  • The down payment Higher than a conventional loan. This is the main practical difference.

What is required

What a lender needs to see.

The list is shorter than people expect, and the part to prepare early is documentation rather than anything unusual.

The foundation is tax returns filed with the ITIN. If you have been filing, you already have the most important piece. Alongside that sit proof of income, account statements, and where there is no traditional credit file, alternative history that can be evidenced: rent paid on time, utilities, phone, insurance.

The part to plan for is the down payment, which is higher than a conventional loan requires. There is no way around it, and that is exactly why the number is worth establishing at the outset rather than after you have committed to a house.

    Account statements For every account you would use, with the source of funds documented.

The honest part

Fewer lenders means comparing matters more.

Any page telling you an ITIN loan is the same as a conventional one is selling something. Here is the straight version.

The down payment is larger. The terms are generally less favourable than a government-backed loan, because the lender carries the entire risk. And there are fewer lenders offering it, which means less competition and therefore a wider spread between one offer and the next.

None of that makes it a bad deal. It makes comparison matter more here than on any other kind of loan. The difference between the first lender you find and the third can be substantial, and that comparison is something I am glad to help with even when the loan does not end up being mine.

Can I buy a home in California without a Social Security number?
Yes. There is financing that accepts an ITIN in place of a Social Security number. It is not a government program like FHA or VA, it comes from private lenders, which is why there are fewer options and the requirements differ. It is real and it closes.
Is it legal to own property without permanent status?
Yes. California places no restriction on who may own real property based on immigration status, and title is held the same way as any other purchase. The only thing that changes is which lenders will finance it and on what terms.
What is an ITIN?
An Individual Taxpayer Identification Number, issued by the IRS so that someone who does not qualify for a Social Security number can still file and pay taxes. If you have been filing with one, you already have the foundation of what a lender needs to see.
What do lenders require?
Generally a history of tax returns filed with the ITIN, documented income, a payment history that can be evidenced, and a larger down payment than a conventional loan would ask for. The larger down payment is the main difference, because the lender carries the full risk without government backing.
How much down payment is needed?
More than a traditional loan, and the exact requirement varies by lender and by file. It is the figure worth establishing at the very start rather than discovering after you have found a home.
What if I have little or no credit history?
It can be worked with. Where there is no traditional credit file, some lenders will consider alternative history: rent paid on time, utilities, phone, insurance. It needs documenting carefully and in advance, and it is not an automatic obstacle.
Can I combine this with down payment assistance?
Usually not, because state assistance programs carry their own eligibility rules that generally do not align with ITIN financing. Worth checking case by case rather than assuming either way.
