Ventura townhomes at a glance
- About one home in nine: Townhomes for sale in Ventura, CA come from a limited pool: state estimates counted 4,819 attached single-family homes in the city in 2021, 11 percent of its housing.
- Lot or unit?: California law gives you a separately owned lot in a planned development and a separately owned unit in a condominium, and either one can be sold as a townhome. The title report and recorded map show which one a listing conveys; for condo-only rules, see Ventura condos for sale.
- Upkeep follows the CC&Rs: By default the association keeps up the common area and you keep up your own lot or unit, but the declaration can shift roofs, siding or fences either way, so compare maintenance charts as closely as dues.
Living with shared walls
A wall you share with a neighbor limits what you can change. State law lets an owner alter the inside of a lot or unit only if the work does not impair the structural integrity or mechanical systems, or lessen the support, of any other part of the development, and any change to the exterior appearance must follow the governing documents. If your plans involve opening a wall, moving plumbing or adding windows, read the architectural rules and ask how long approvals take before you write an offer.
Insurance follows the title too. FEMA’s standard Dwelling Form flood policy insures a building of one to four units not held as a condominium, so if you own the lot, price coverage for the structure itself, not only its contents.
Ventura townhome questions, answered
Does a lender review a townhome project the way it reviews a condo?
Often not. As of 2026, Fannie Mae waives its project review for units in planned developments, with narrow exceptions, though the lender still checks items such as the association’s insurance. For condos, that waiver covers limited cases such as two- to four-unit projects, and an FHA loan on a condo unit needs an approved project or a single-unit approval. Confirm the property type with your lender early; see Ventura home loans.
