Oxnard at a glance
- City or County? Check the address: Oxnard homes for sale include addresses outside the city limits. Hollywood Beach, Silver Strand, El Rio and Nyeland Acres are unincorporated, so zoning and permits there run through Ventura County.
- Coastal permits near the beach: Oxnard’s Local Coastal Program, certified in 1982, covers Oxnard Shores, McGrath/Mandalay Beach, Channel Islands Harbor and Ormond Beach, and the City issues most coastal development permits there.
- Flood zones change by the block: At Silver Strand the beach is FEMA Zone VE while most interior streets checked are shaded Zone X. In a high-risk zone, a federally backed mortgage requires flood insurance (FEMA, as of 2026).
- Freeway, rail, port and base: US-101 crosses north Oxnard, Metrolink and Amtrak stop downtown on East Fourth Street, and Highway 1 runs southeast past Naval Base Ventura County at Point Mugu. The Port of Hueneme is the only commercial deep-water port between Los Angeles and San Francisco.
Oxnard neighborhoods, from the beach to the river
On the coast, Oxnard Shores is one of the City’s four coastal planning areas and includes the 181-space Oxnard Shores Mobile Home Park. The Colony has gated condos and townhomes beside the Mandalay Beach resort. Or browse all Oxnard beach homes.
Mandalay Bay, north of Channel Islands Boulevard, has 743 single-family homes with private docks on about 7 miles of seawalls built in the late 1960s and early 1970s. Channel Islands Harbor opened on Memorial Day 1965 and has about 2,150 slips; the County owns it and leases most of it long term, so ask whether a harbor property is on leased land. Hollywood Beach lies west of the harbor and Silver Strand east, both County-zoned for lots as small as 1,750 square feet.
RiverPark is a planned area of about 700 acres just north of US-101, between Vineyard Avenue and the Santa Clara River, with shopping at The Collection at RiverPark. River Ridge sits near the public 36-hole River Ridge Golf Club. Farther east, El Rio and Nyeland Acres fall in the County’s El Rio/Del Norte area, which its plan calls a small town with semi-rural qualities.
West of downtown, the Henry T. Oxnard Historic District runs along F and G Streets from Palm Street to Fifth Street, with 139 contributing Craftsman, Prairie and Revival-style houses; ask the City whether exterior changes need historic review. Roughly, ZIP code 93033 is south Oxnard, 93036 the north side from River Ridge to El Rio, 93035 the beach from Oxnard Shores to Silver Strand and 93030 downtown.
Houses, condos, mobile homes and rentals
This search covers houses for sale in Oxnard plus townhomes and condos; with condos and townhomes, read the HOA budget, reserves and CC&Rs. In Mandalay Bay, a City assessment district maintains the waterways, and a 2020 City study found parts of the seawalls badly degraded, so ask about repairs.
In a mobile home park, ask whether you would own the lot or rent the space; the City ties yearly space-rent increases to the Consumer Price Index. Kona Kai Mobile Estates and Oxnard Pacific Mobile Estates are all-ages parks with 93033 addresses.
For a duplex or other multi-family property, Oxnard’s Rent Stabilization Ordinance has capped most rent increases at 4% a year since June 2022. It does not apply to units with a certificate of occupancy issued after February 1, 1995, or to a duplex whose owner lives in one unit. Before you buy new construction, ask whether the parcel pays a special tax, and compare areas with an Oxnard real estate agent.
Oxnard questions, answered
Where in Oxnard will I pay Mello-Roos?
Mello-Roos taxes come from community facilities districts tied to particular developments. Seabridge at Mandalay Bay is in CFD No. 3, created in 2004 for waterways and other public works, with bonds scheduled to be paid off in 2035, and it overlaps CFD No. 4. RiverPark’s 1,902 parcels pay CFD No. 5, for parks, police, fire and flood protection, in perpetuity. Check the tax bill.
Can I rent out an Oxnard beach home by the night?
Inside the city, the City of Oxnard issues its own short-term rental permits. In the County’s coastal zone, including Hollywood Beach and Silver Strand, stays under 30 days need a County temporary rental permit, issued only to owners and ending when the property sells, so a buyer must apply again.
What does tsunami risk mean for an Oxnard buyer?
State modeling shows a tsunami could flood Oxnard up to a 15- to 20-foot elevation, and a large quake on the offshore Ventura-Pitas Point fault could send one with only minutes of warning. Look up the address on the state hazard map, and plan a walking evacuation route that reaches safety within 15 minutes, as the County advises.
