Oxnard luxury homes at a glance

  • Ranked by asking price: These luxury homes for sale in Oxnard are the city’s top-priced MLS listings. Some Oxnard addresses sit on County land, so confirm who issues permits for each one.
  • Oceanfront in Oxnard Shores: The Coastal Commission counted 93 houses in the Residential Beach Front (R-BF) zone of Oxnard Shores, the only residentially zoned beachfront inside the city.
  • Channel homes with docks: In Mandalay Bay, about 730 single-family homes surround the marina north of Channel Islands Boulevard, each with its own adjacent dock. The seawalls behind them date from the late 1960s and early 1970s.
  • County beachfront across the harbor: Hollywood Beach and Silver Strand are unincorporated, so Ventura County handles permits. A FEMA map check of Silver Strand’s beach sand returned Zone VE with a base flood elevation of 22 feet.

Jumbo loans, flood coverage and the appraisal

For 2026, FHFA set Ventura County’s one-unit conforming limit at $1,035,000, a cap on the loan amount rather than the price. A larger loan is a jumbo; as of 2026 the CFPB says lender rules vary and usually call for strong credit and a large down payment. The Ventura County jumbo loan guide walks through it.

A National Flood Insurance Program policy pays at most $250,000 for the building and $100,000 for contents. If rebuilding would cost more, ask an insurance agent about coverage beyond those limits before contingencies expire; an elevation certificate showing first-floor height may lower the premium. Under Fannie Mae’s guide, as of 2026, an appraiser reports at least three closed comparable sales and may use older or more distant ones, with an explanation, when recent matches are scarce. Your lender must hand you each appraisal at least three business days before closing unless you waive that timing.

Oxnard luxury home questions, answered

Who pays when a Mandalay Bay seawall needs major work?

Owners share it. When the City approved a round of high-priority repairs in 2013, it split the cost, up to $1 million, evenly between its general fund and the waterway district’s property owners, noting that routine assessments could not fund repairs that size. Seawall repairs there have gone to the Coastal Commission for approval.

Do larger homes pay higher special taxes?

In some Mandalay Bay tracts, yes. Seabridge’s CFD No. 4 charged $755.56 to $2,372.02 for fiscal 2025/26, the top rate on detached waterfront homes of 3,500 square feet or more. Westport’s CFD No. 2 ran from $982.76 to $3,514.68 in fiscal 2023/24, highest for houses over 5,500 square feet. Both levies continue in perpetuity. Compare every Oxnard home for sale.
