Camarillo open houses at a glance

  • The next two weeks: These are Camarillo homes for sale with an open house scheduled in the next 14 days. Times can change or be canceled, so confirm with the listing agent before you go, especially for open houses today.
  • No agreement needed to walk in: A national real estate trade group’s consumer guide says visiting an open house on your own does not require a written buyer agreement. One is expected once an agent starts working with you, before your first tour together.
  • The host works for the seller: California’s agency disclosure form says a seller’s agent under a listing agreement acts for the seller only. One agent may represent both sides only if both know and consent.
  • Gated communities have entry rules: Leisure Village, an age-restricted community where at least one resident of each home must be 55 or older, admits open-house visitors only through its Main Gate. Other gated communities, such as The Springs, set their own procedures.

What to check while you are there

Ask whether the seller’s Transfer Disclosure Statement is ready. If it reaches you after you make an offer, California law gives you three days after in-person delivery, or five after mail or electronic delivery, to cancel in writing.

In a condo, townhome or other HOA home, the seller must provide the governing documents, budget report, current assessments and any rental limits, so ask whether that packet is ready. See Camarillo condos for sale.

Note any addition or converted garage, then check its permits. Inside city limits, records are viewed at Camarillo City Hall kiosks; for unincorporated addresses, the County searches permit history within 10 days.

Camarillo open house questions, answered

How do I get into a Leisure Village open house?

Ask the listing agent ahead of time to add you to the guest list. Visitors must be pre-cleared by name, gate staff will not call the agent to verify, and anyone not on the list is turned away. Showings run 8 a.m. to 5 p.m. with the listing agent or homeowner present.

Can I tour a home privately instead?

Yes. A buyer’s agent can arrange showings, and California law requires a written buyer-broker representation agreement with that agent no later than your offer, capped at three months with no automatic renewal (Civil Code 1670.50, in effect since 2025). To start, talk with a Camarillo real estate agent.

Will the open house agent tell me about problems with the home?

Agents must disclose known facts that materially affect a home’s value or desirability and that you could not readily observe. They need not share the seller’s confidential information, so bring your own questions and plan an inspection.
