Camarillo mobile homes at a glance

  • Five parks, two kinds of space: Camarillo, CA mobile homes for sale sit in five communities listed by the City. Spaces are owned at Camarillo Springs Mobile Home Village and Rancho Adolfo Mobile Home Estates and rented at Camarillo Mobile Home Park, Casa del Norte and Lamplighter Mobile Home Park.
  • Four are 55+, one is all-age: The City lists all but Lamplighter as 55+. Lamplighter, the largest rented park at 227 spaces, calls itself an all-ages manufactured home community.
  • Rancho Adolfo is resident-owned: An HCD list of park conversions shows the 250-space park received state resident ownership funding in 1994 and is run by its homeowners association as a planned unit development.

Camarillo’s space-rent rules

In a rented park you own the home and rent the land beneath it. Municipal Code Chapter 10.55, added in May 2026, covers the three rented parks, about 497 spaces. The routine yearly increase tracks the Los Angeles area Consumer Price Index, with a 2 percent floor and a 6 percent cap; larger increases need documented support and can be petitioned. When a home sells and stays on its space, the park may raise the buyer’s rent up to 8 percent; if the buyer replaces the home, the park can set any new rent. Resident-owned parks are exempt. Parks must give prospective homeowners the City’s information sheet.

Before you write an offer

A rented park must hand you its written disclosure form at least three days before you sign a rental agreement. It may require approval of a buyer whose home will remain, and within 15 days of the seller’s notice it must state its standards in writing, including any minimum credit score. Land also shapes the loan (as of 2026): Fannie Mae requires the home and the land to both be real property, while FHA’s Title I program can insure a home-only loan when the lot lease starts with a three-year term. Camarillo mobile home questions, answered

Which Camarillo mobile homes come with the land?

Homes in Rancho Adolfo and Camarillo Springs Mobile Home Park, the two owned-space communities. Confirm in the title report that the lot conveys.

Who handles the title on a mobile home?

If the home is registered with California HCD, the title transfers through HCD, which supplies escrow with title transfers and tax clearances. HCD stops registering a home once it is installed on a foundation system, so ask early which title the seller holds.
