93012 questions, answered
Is Santa Rosa Valley part of the City of Camarillo?
No. Nearly all of its homes use Camarillo 93012 mailing addresses, but Santa Rosa Valley is unincorporated Ventura County, with its own Municipal Advisory Council. Zoning and building permits go through the County. Nearby Somis is separate as well: its homes use ZIP 93066.
What should I check on a Santa Rosa Valley property?
Ask what water serves the house and the land. Camrosa’s non-potable water is the main supply for the valley’s large farm parcels and provides outdoor irrigation for about 400 homes. Its sewer service covers the city east of Calleguas Creek and north of US-101, so ask whether the home uses septic. Under a 2014 Camrosa resolution, new development adding unmitigated water demand gets no will-serve letter, though one single-family home on a meter of one inch or less is exempt. Fire-zone sales also need defensible-space documentation.
