How a resale works
Buyers join the priority list after a lender pre-approval and must prove a priority category. After a written notice to sell, the Sales office sets the Maximum Resale Price within 48 to 72 business hours. For 30 days the Site Authority may offer the home to its waiting list, where the highest-priority full-price offer must be accepted, or buy it itself; only then can the home be listed. The Site Authority gets 10 business days to match any accepted offer and must approve the contract before escrow opens; escrow can last up to 180 days. The seller pays a 1 percent transfer fee plus $750, and the buyer must move in within two months.
University Glen questions, answered
Do I need a Community Approved Lender?
No, though the Site Authority strongly encourages a lender familiar with the Ground Sublease: its resale limits may not fit every lender’s guidelines, and a delayed closing can bring a late charge or cancellation. The Sales office lists lenders that have financed homes here.
Can the Site Authority buy the home back later?
In set cases. For CSU graduate or general public buyers, the Ground Sublease lets it repurchase 10 years after closing, or 6 months after the home stops being your principal residence, at the lower of the Maximum Resale Price or appraised value, minus the transfer fee and repair costs. Employment-based buyers face job-related triggers.
How is Anacapa Canyon different?
Its homes, on 32 acres northeast of campus, sell at market value under a separate buyer sublease; the original phase’s home-sale rules and special tax do not apply, and owners pay a maintenance fee for the new infrastructure.
