Oxnard townhomes at a glance

  • A tenth of the housing: Oxnard CA townhomes for sale draw on a small pool: state estimates counted 5,802 single-family attached homes in 2020, 10 percent of the city’s housing.
  • Where they cluster: RiverPark has 976 attached single-family parcels on its 2025/26 tax roll. The Colony, a gated enclave of condos and townhomes, adjoins the Mandalay Beach resort, and Mandalay Bay’s zero-lot-line townhomes sit mostly west of the main channel.
  • The Village at Wagon Wheel: The Village Specific Plan, formerly Wagon Wheel, was adopted in 2009 for 1,500 homes, and its environmental review proposed three-story townhomes. Its approved Park Place II phase is 33 condominiums in townhouse-style buildings.

Lot or unit? Check the title

California law separates the two: in a planned development you own a lot, in a condominium a unit, yet Oxnard projects call both townhomes. On the City’s 2026 list, the proposed Citirina and Southampton townhomes have tentative maps for condominium ownership, while Portofino Place, in plan check, is a planned development of duplex townhomes. The title report and the CC&Rs show what an Oxnard townhouse for sale conveys; for condo rules, see Oxnard condos for sale.

Repairs, pests and insurance

The state default, which CC&Rs can rewrite, puts common areas on the HOA and your lot or unit on you. A balcony, patio or exterior door serving only your home is exclusive use common area: you keep it up, the HOA repairs and replaces it. Termite damage to a planned-development home is the owner’s to fix unless the CC&Rs or a majority of all members shift it to the HOA.

For flood, FEMA’s Dwelling Form insures homes not held as condominiums, so on a townhome lot you own, price that policy yourself. The HOA’s insurance summary must warn that its coverage may not reach your property and that you could owe some of the deductible.

Oxnard townhome questions, answered

Can I rent an Oxnard townhome by the night?

In city limits, a rental under 30 days requires a City permit, and a new one must sit 200 feet from any permitted rental (100 in the beachfront R-BF zone), so one permitted neighbor in a compact complex can rule a unit out. Permits end at sale, coastal ones are capped by neighborhood, and the CC&Rs may forbid rentals of 30 days or fewer.

Which HOA papers should I read first?

The seller owes you the governing documents, latest budget report, current assessments, unresolved violation notices and any rental restriction. Ask too whether a Mello-Roos tax (RiverPark’s CFD No. 5, The Village’s CFD No. 7) adds to the dues. Or compare every Oxnard home for sale.
