Simi Valley condos at a glance
- Check HUD’s list first: FHA financing for condos for sale in Simi Valley generally depends on HUD approving the whole complex. Search HUD’s FHA condominium lookup by city or complex name, note the status and expiration date, and check again before you write an offer, since approvals lapse and renew.
- Examples as of October 14, 2026: On that date the lookup showed current approvals for Vista del Monte (336 units), Springtime at Hunter’s Field (203) and Village on the Green (156), among other Simi Valley complexes.
- Former apartments: As of 2026, the City’s 2006 conversion ordinance requires a Conditional Use Permit to turn apartments into condos and bars conversions while the City’s apartment vacancy rate is under five percent.
If the complex was once apartments
For a conversion, the ordinance requires reports from licensed professionals on the structure, the heating and cooling equipment, pests, paint and roofs, along with separate gas, electric and water meters for each unit. Ask the association whether it still has those reports. Rental rules are a separate question. Civil Code 4741, as of 2026, keeps an association from capping rentals below 25 percent of the units, while still letting it forbid rentals of 30 days or shorter.
Paperwork and raised decks
As of 2026, the seller must give you copies of the governing documents, the latest annual budget report and a statement of current assessments. In a condominium, that budget report carries a separate page saying whether the association is FHA certified, so compare it with HUD’s lookup.
The packet also includes the latest elevated-element report. At least once every nine years, a licensed engineer or architect inspects a random selection of the wood-framed balconies, decks and stairs over six feet off the ground that the association maintains, wherever a building has at least three attached units. Simi Valley condo questions, answered
Can I use FHA in a Simi Valley complex HUD has not approved?
Sometimes. As of 2026, HUD’s single-unit approval can cover one unit in an unapproved complex that is complete, is not manufactured housing, has at least five units and passes part of HUD’s project review. The lookup shows rejected single-unit requests at five Simi Valley associations between 2019 and 2023, so ask your lender to check early.
Who can gather FHA status and HOA papers for several complexes?
A Simi Valley real estate agent can collect each complex’s HUD status, budget and balcony report, or start with all Simi Valley homes for sale.
