Simi Valley luxury homes at a glance
- Priced at the upper end: This search shows Simi Valley luxury homes from the higher-priced end of Simi Valley homes for sale, with no property type set.
- Estate and semi-rural zones: The City’s RE zone aims for custom homes of individual style on lots of at least one acre, one house per lot, with 10-foot side yards. RVL calls for semi-rural lots no smaller than 20,000 square feet, a designation the General Plan intends for areas proposed for animal keeping; see horse property.
- Native oaks are protected: In City limits, a coast live, scrub or valley oak with at least 20 square inches of stem cross-section, measured 4.5 feet up, is a protected tree. Removing or relocating one takes a City Tree Removal Permit, and development plans should keep fill, cuts and soil compaction out of its drip line.
Building above the valley floor
Whether the search is for Simi Valley mansions or a custom home on a slope, land outside the City’s valley floor boundary falls under its Hillside Performance Standards. There, a building may not exceed two stories or 35 feet, whichever is less, and the zone’s own height limit still applies. No structure may sit on a visually prominent ridgeline, and most must stay at least 150 feet horizontally or 50 feet vertically from one, with visibility judged from set stretches of the Simi Valley freeway, Madera Road, Tierra Rejada Road and Kuehner Drive. Separate pages cover Wood Ranch and Big Sky listings.
Loan size and insurance
A mortgage over $1,035,000, FHFA’s 2026 limit for a one-unit Ventura County home, is a jumbo loan as of 2026. The CFPB notes each lender writes its own jumbo rules, typically asking for solid credit and a bigger down payment. See Simi Valley home loan options.
Shop the private market first, the Department of Insurance advises, and apply to the California FAIR Plan only if that fails. As of 2026, the Plan writes residential coverage up to $3 million per location, still as a limited fire policy.
Simi Valley luxury home questions, answered
If a hillside home burns, can it be rebuilt?
For structures that existed before July 21, 1986, the Hillside Performance Standards do not apply to replacing or rebuilding one destroyed or damaged by fire, earthquake or other natural disaster. For a newer home, have the City’s Planning Division confirm which standards a rebuild would follow.
Can I put a gate across the driveway?
Yes, within the code. A vehicle gate must sit at least 20 feet back from the property line, needs a Zoning Clearance and may not open into the public right-of-way.
