Assessments on new Ventura tracts
The County Auditor-Controller’s 2025-26 direct assessment list shows no City of Ventura Mello-Roos district. It does list City maintenance assessment districts for specific tracts, among them The Farm, Solana Heights and Harmon Ranch, so ask the builder which charges apply to your lot. The Department of Real Estate public report spells out HOA and common-area costs, and state law bars a builder from taking your signature on a purchase contract for a lot in a community facilities district until you have signed its Notice of Special Tax.
If a builder’s incentive depends on using its own lender, set that offer beside an outside quote before you commit; see home loans in Ventura.
Ventura new construction questions, answered
What happens after I report a defect to the builder?
Under California’s Right to Repair Act (SB 800), as of 2026, you give the builder written notice of the claim. It must acknowledge receipt in writing within 14 days, may inspect within 14 days after that at its own cost, and may offer in writing to repair within 30 days of the inspection, naming the contractors and a completion date. You can ask for up to three more contractors to choose from.
How can I see what else is planned near a new home?
The City posts a Pending Projects List drawn from its permit system, giving each project’s status, from In Planning Process to Under Construction, with unit counts and approval dates. The City cautions that it cannot guarantee the data, so confirm details with its development services staff.
