Camarillo at a glance

  • One city along the 101: Camarillo stretches about 8 miles along US-101, from Spanish Hills in the west to Camarillo Springs in the east. East-side addresses such as Leisure Village use ZIP code 93012; Old Town, Camarillo Heights and Spanish Hills use ZIP code 93010.
  • City or county? Check the parcel: Parts of Las Posas Estates and Camarillo Heights are unincorporated Ventura County, and University Glen answers to the CSU Channel Islands Site Authority, so permits go to a different agency depending on the address.
  • Fire zones in the hills: CAL FIRE maps the hillside edge of Camarillo Heights and parts of Camarillo Springs as Very High Fire Hazard Severity Zones.
  • Flood zones inland: FEMA’s map puts points inside Leisure Village (Zone AO) and Camarillo Springs (Zone AE) in high-risk flood areas, where a federally backed mortgage requires flood insurance (FEMA, as of 2026).

Camarillo neighborhoods, west to east

Spanish Hills sits on the west side and includes the private Spanish Hills Club golf course. Las Posas Estates, mostly unincorporated County land with large lots, includes Las Posas Country Club.

Camarillo Heights lies north of Old Town, the Ventura Boulevard district around the Lewis Road train station. In November 2024 the wind-driven Mountain Fire spread from Somis into Camarillo Heights and damaged or destroyed numerous homes there.

On the east side, Mission Oaks runs along Mission Oaks Boulevard, home to a 20.2-acre park and Adolfo Camarillo High. Gated Leisure Village borders it, with over 2,100 single-story homes where at least one resident per home must be 55 or older; compare other 55+ communities in Camarillo.

Camarillo Springs sits below the steep slopes of Conejo Mountain, and a December 2014 debris flow from the 2013 Springs Fire burn area damaged 16 homes there. It includes The Springs, a gated 55+ community of 259 single-family homes, and Camarillo Springs Mobile Home Park.

University Glen, on the CSU Channel Islands campus south of the city, works differently. In its original phase, buyers own the house but sublease the land through 2096, resale prices are capped by a formula tied to the Consumer Price Index, buyers come from a priority list and homes pay a special infrastructure tax; homes in the newer Anacapa Canyon section sell at market value.

Houses, condos and mobile homes

Single-family neighborhoods cover most of the city, according to the General Plan. For houses for sale in Camarillo, the zone sets the lot: R-1 is the basic single-family zone, while RE allows lots from 10,000 square feet to an acre or more. To narrow the list, search single-story homes or homes with a pool.

Condos and townhomes usually carry an HOA, so read the budget, reserve study and CC&Rs before you commit, and ask whether the unit is one of the affordable homes the City itself sells in developments such as Mission Walk and Springville.

With mobile homes, ask whether you would rent the space or own the lot; the General Plan notes two parks converted to subdivisions where owners hold their pad. Municipal Code Chapter 10.55 bases the annual space-rent increase on the Consumer Price Index, and a home not on a permanent foundation is titled through California HCD.

For horse property, confirm with the City or the County, whichever has jurisdiction, that the zoning allows the animals you plan to keep. To compare areas, talk with a Camarillo real estate agent.

Camarillo questions, answered

Which school districts serve Camarillo?

The Pleasant Valley School District, based in Camarillo, assigns elementary and middle schools by address through its Tract Code Book. High schools are in the Oxnard Union High School District, which serves Camarillo and runs Adolfo Camarillo High and Rancho Campana High in the city. Confirm the assignment for the exact address.

Does a Camarillo home need a fire inspection to sell?

Yes, if the parcel is in a High or Very High Fire Hazard Severity Zone. State law requires the seller to give the buyer proof of defensible-space compliance, and since January 1, 2026 the Ventura County Fire Department runs that inspection in Camarillo. Inspections usually happen 7 to 10 days after the request. If corrections are not finished before closing, the buyer can agree in writing to complete them within 60 days after.

How does Camarillo connect to Los Angeles?

Metrolink’s Ventura County Line runs weekday commuter trains from the Lewis Road station to Los Angeles Union Station, about 52 miles away by US-101, and Amtrak’s Pacific Surfliner stops there too. Camarillo Airport, the former Oxnard Air Force Base, is limited to general aviation and logs more than 150,000 takeoffs and landings a year, so check flight paths for homes nearby.
