Camarillo horse property at a glance

  • A listing flag, not a zoning answer: These listings carry the MLS “Horse Allowed” feature. Before an offer on a Camarillo ranch for sale, confirm the parcel’s zoning, how many horses it allows and where they can be kept.
  • In the city, look for R-E zoning: Camarillo’s Rural Exclusive (R-E) zone allows horses on lots of 20,000 square feet or more, one per 20,000 square feet of lot area, kept at least 100 feet from a neighboring home’s windows and doors. In the R-1 zone, a horse needs a conditional use permit.
  • Outside the city, county rules apply: Santa Rosa Valley and Somis are unincorporated, and the county zoning code also lists Camarillo Heights and Las Posas Estates as mapped existing communities. County rules count a horse over 58 inches at the withers as one animal unit and require a 40-foot setback from dwellings on other lots.
  • Public arenas and trails: Las Posas Equestrian Park on Via Veneto, with a dirt arena and horse trail, is the only Pleasant Valley Recreation and Park District park that allows horses. County-run Santa Rosa Valley Park has two equestrian riding areas, horse trailer parking and trail access including Hill Canyon.

Before you write an offer

Look up zoning first: the City’s Public Experience Map covers Camarillo, and the County’s What’s My Zoning tool covers unincorporated parcels by parcel number. Then match the barn, arena and fencing to the record. In the R-E zone, any new or modified structure needs a zoning clearance; for county parcels, Building and Safety will search permit history and zone clearances on request.

Check water and waste. In the R-E zone, a private well needs a conditional use permit and is limited to agricultural lots of 40 acres or more. The County’s Groundwater Section issues well permits and keeps historic well logs. City rules require sanitary animal areas and bar farm animals from the front yard, and county stormwater rules require manure to be stored where runoff cannot carry it into storm drains or waterways.
