Port Hueneme townhomes at a glance
- A large attached share: A search for Port Hueneme townhomes for sale taps a large attached stock: state 2020 figures in the City’s Housing Element show 2,373 single-family attached homes, 28.6 percent of all units, versus 10.9 percent across Ventura County.
- Named townhome communities: The Housing Element names The Hideaway, built as 86 attached townhomes, and the townhome lots of Hueneme Bay, an age-restricted senior community with its own page.
- An older housing stock: Census figures in the Housing Element date about two-thirds of the city’s homes to before 1980, and about 89 percent were over 30 years old by 2018, an age the report links to major upkeep.
Two legal forms, two repair rules
Under the Civil Code, a condominium is a unit plus an undivided share of common property; in a planned development, every owner holds a separate lot, and an association or the owners together hold the common area. HUD lists The Hideaway’s townhomes as a condominium project, while the Housing Element describes Hueneme Bay’s as individually owned lots.
That split sets the termite default. As of 2026, unless the declaration differs, Civil Code 4780 puts wood-destroying pest repairs to a condominium’s common area on the association, while a planned-development owner covers their own lot until the full membership votes, by majority, to hand the job over. Homes built before 1978 also carry a 10-day federal window, as of 2026, for a lead paint inspection, which the parties may change in writing or the buyer may waive. Port Hueneme townhome questions, answered
Can I use FHA financing on a Port Hueneme townhome?
For a townhome held as a condominium, start with HUD’s condo list. Checked October 14, 2026, it carries The Hideaway as a phased 86-unit project, with its later phases approved and phase 1 rejected in 2021; Hueneme Bay’s approval expired in 2011. Without a project approval, a single unit can still qualify on its own as of 2026 if it meets HUD’s single-unit criteria, so have your lender check the exact unit early.
Does exterior work on a townhome need City approval?
It can, beyond the HOA’s sign-off. In March 2026, a second-story addition with a new roof deck, garage door and siding on a home in a Port Hueneme planned development went to the City Council as a major modification of the development’s permit, with the HOA’s approval of materials and colors. Read the CC&Rs, then ask the City’s Department of Community Development or a Port Hueneme real estate agent. See all Port Hueneme homes for sale.
