Port Hueneme beach homes at a glance

  • A short residential shoreline: Port Hueneme beach homes for sale here all carry the MLS waterfront tag. The City’s coastal report finds ocean views along Ocean View Drive and the east-west stretch of Surfside Drive; the base and the Port hold the rest of the coast.
  • Open beach access: The City’s coastal report describes walking access along the whole beach, with official entry points at the lots at each end of Ocean Point Drive, Hueneme Beach Park and the Surfside Drive parking lot.
  • Inside the appeal zone: City notices for two 2026 matters, a site at 250 South Surfside Drive and the beach parking along Surfside, place both in the Coastal Commission’s appeal jurisdiction, where a City coastal permit is not final until the appeal period ends. Ask the City whether a given lot is in it.

Sand that arrives by pipeline

The County’s Channel Islands Harbor was built to trap sand, and the Army Corps typically dredges it every two years in the fall, piping the sand past Hollywood and Silver Strand beaches to Hueneme Beach. A 2025 mid-cycle dredge made up earlier shortfalls, and the Corps announced the next cycle for fall 2026. In 2013, a state Senate committee analysis reported that storms had stripped nearly all the new sand within months and erosion reached Surfside Drive, where the City placed rock as a stopgap.

Port Hueneme beach home questions, answered

Can a beach home owner drop flood insurance?

The City said yes once FEMA’s January 29, 2021 maps took effect: they show lower flood risk in the beach areas, so paying owners could drop coverage or switch to a less costly Zone X shaded policy. FEMA counts shaded X as moderate risk, and 1 in 3 flood claims come from low- and moderate-risk zones.

Will sea level rise change the rules near the beach?

A 2021 City environmental notice describes a coastal plan update aimed mainly at sea level rise, and the City’s coastal report says its hazard section will map the areas most exposed. Ask City planning staff where that update stands.

What would short-term rental permits require near the beach?

Ordinance No. 833, adopted September 8, 2026, stays inoperative until the Coastal Commission’s certification of the matching Local Coastal Program change takes effect and the City Manager names a citywide start date. Then it allows two people per bedroom plus two, up to 10, requires written notice to properties within 200 feet, and bars entity-owned homes unless every beneficial owner is a natural person.
