Port Hueneme at a glance
- Mostly attached homes: Homes for sale in Port Hueneme, CA come from a mostly attached housing stock. The state counted 8,284 housing units in the city in 2020, and only 32.4 percent were detached houses, against 63.6 percent countywide.
- A port and a base fill much of the map: The city covers about 4.5 square miles, and more than half of that area is Naval Base Ventura County’s Port Hueneme site and the Port of Hueneme, which the Oxnard Harbor District operates.
- Built mostly from 1960 to 1989: Census figures from 2018 in the City’s Housing Element date about 72 percent of the housing to those three decades and nearly 3 in 10 units to the 1970s alone, so give roofs, plumbing and HOA reserve plans a close look.
- Most coastal permits come from the City: Nearly half the city lies in the California Coastal Zone. With a certified coastal plan since 1984, the City, not the Coastal Commission, issues most coastal development permits.
Port Hueneme areas and housing types
The City’s coastal report describes low-profile multi-family homes facing the beach amenities along the shore, among them Hueneme Beach Park’s 1,250-foot fishing pier, open since 1968. Single-family houses and apartments mix in around the Surfside II and Surfside III condominiums. Start with Port Hueneme beach homes, every condo for sale in Port Hueneme or townhomes.
HUD’s FHA file lists Anacapa View as 201 condo units on South Ventura Road, and the City’s adopted Housing Element describes Hueneme Bay as a senior housing development under Civil Code section 51.3, with 773 individually owned garden-patio and townhome lots and facilities run by the Carefree Living Association.
The Housing Element also sorts the City’s older housing into four neighborhoods, Ventura West, Ventura East, Bubbling Springs and Pearson Park, and adds 92 single-family homes in Bolker Park. For one level, try single-story homes. For income property, see multi-family listings; the 2020 count had 961 units in two- to four-unit buildings.
Some types are scarce. That 2020 count found nine mobile homes citywide, and Census figures put only 13 units at 2014 or later as of 2018. With most land built out, the Housing Element expects new housing to come mostly from infill. A separate search covers gated communities.
Sand, the port and the base
Building the Port in the late 1930s cut off the natural flow of sand down the coast. Since Congress authorized it in the 1940s, federal dredging every other year has moved sand from Channel Islands Harbor onto the city’s beach, as funding allows. The City’s coastal report also flags a substantial risk of more flooding as sea level rises.
The Port of Hueneme bills itself as the sole commercial deep-water port on the coast between Los Angeles and San Francisco and says it is consistently a top 10 U.S. port for autos and fresh produce. A regional freight study names Hueneme Road to Rice Avenue and its US-101 interchange as the Port’s main truck route. The Navy’s Port Hueneme site has shared one command with Point Mugu since October 11, 2000. Before you write an offer, check how close a home sits to port gates, truck routes and the base fence, and compare blocks with a Port Hueneme real estate agent.
Port Hueneme questions, answered
Is any Port Hueneme home in a FEMA high-risk flood zone?
Not on the FEMA maps in effect since January 29, 2021, still current in 2026. The City reported that FEMA’s coastal study left no residential property in a special flood hazard area; only the fishing pier, a restroom beside it and a marine lab west of the lighthouse are in Zone VE. Standard homeowners policies still exclude flood, so check the current map for the address and price a policy anyway.
Where do the City’s short-term rental rules stand?
The City Council adopted Ordinance No. 833 on September 8, 2026. It creates a one-year, $995 City permit for rentals of fewer than 30 days, caps permits at 10 percent of the city’s housing units, bars short-term rentals in ADUs, affordable units and mobile homes, and ends a permit when ownership transfers. None of it operates anywhere in the city until the Coastal Commission certifies the related coastal plan amendment and the City announces a start date.
What do state tsunami maps say about Port Hueneme?
California’s 2022 tsunami modeling names Port Hueneme among the cities where a distant or local tsunami could push water to an elevation of 15 to 20 feet. The Sheriff’s emergency services office posts an Oxnard and Port Hueneme evacuation route map at Ready Ventura County and warns that a nearby quake may leave no time for an official alert, so plan a route a mile or more inland or 100 feet above sea level.
