Port Hueneme condos at a glance

  • Four Surfside complexes: Browsing condos for sale in Port Hueneme, CA? HUD’s FHA list shows four Surfside complexes: 201 units at Surfside Condominium on East Surfside Drive, 309 in eight buildings at Surfside III on Sunfish Way, 211 at Surfside IV on Island View Circle, and Surfside II on Ocean View Drive.
  • Three stories off the beach park: The City’s coastal report describes Surfside II and Surfside III as three-story complexes right off Hueneme Beach Park, so put raised balconies and walkways on your inspection list.
  • More complexes on HUD’s list: HUD also lists Marina Victoria on Rudder Avenue, Villa Seville on West Channel Islands Boulevard, Sandpiper Village II on Wendy Place and Courtyard Villas on Castle Way Court, each with a lapsed FHA approval.

Balconies, short stays and the HOA

Ask early for the association’s latest report on its raised, wood-supported balconies, decks, stairs and walkways. As of 2026, Civil Code 5551 has a licensed engineer or architect sample them in buildings of three or more attached units at intervals of up to nine years, and Civil Code 4525 puts the newest report in the seller’s disclosure packet.

Port Hueneme’s Ordinance No. 833 will require a City permit for any rental of fewer than 30 consecutive days, though not before the Coastal Commission certifies a matching coastal plan amendment and the City sets a start date. Each applicant must certify that the CC&Rs and HOA rules allow the rental, and as of 2026, Civil Code 4741 still lets an HOA bar stays of 30 days or less. Port Hueneme condo questions, answered

Which Port Hueneme condo complexes show FHA approval?

On HUD’s list as of October 6, 2026, current approvals include Surfside Condominium through January 31, 2027, Surfside IV through February 12, 2029, Hueneme Shores through May 11, 2029 and Sandpiper Village through May 7, 2028. Surfside III‘s approval expired in 2011, and Surfside II shows a rejected single-unit approval from January 2022. As of 2026, FHA may still insure a unit in a finished, non-approved project of five or more units that qualifies for single-unit approval; ask your lender to check.

How does flood coverage work for a Port Hueneme condo?

In high-risk zones, a federally backed mortgage carries a flood insurance requirement, but the City reports that FEMA’s current maps, dated January 29, 2021, place no residential property in one. Coverage is available: ask whether the association carries FEMA’s condominium building policy, which caps building payouts at $250,000 per unit, and quote your own policy early, since a new one can take 30 days to start.
