In 1999 the City adopted the Northwest Golf Course Community Specific Plan for 330 acres at Victoria Avenue and Gonzales Road, pairing up to 426 single-family homes with an 18-hole extension of the River Ridge Golf Club. Victoria Estates’ CC&Rs, written while a course next door was still proposed, place it on the closed Coastal and Bailard landfills, about 400 feet north and 1,000 feet west of the homes, and warn that the old fill may produce methane under the course.

The same document says owning a lot gives no right to play the course, that errant golf balls and reclaimed-water overspray can reach lots, and that nearby farms, dairies and a mushroom plant can bring dust, noise and odors.

Can I rent out a Victoria Estates home?

Yes, with limits. The 2018 rules allow leasing a lot only in its entirety under one written lease of at least 30 days, unless the board approves otherwise, and the owner must report the occupants to the board within seven days.

Where can I park overnight?

In your garage and driveway. Street parking runs from 6 a.m. to midnight, and an annual overnight permit goes only to residents who already fill their garage and driveway and show current registration.
