Flood insurance and the HOA near the water
Check the building on FEMA’s flood map early. In a Special Flood Hazard Area, a federally regulated or insured loan, FHA and VA included, requires flood insurance, and the City notes that homeowners policies usually exclude flood. The association can insure the building under FEMA’s Residential Condominium Building Association Policy, which pays up to $250,000 in building loss for any one unit, and FEMA suggests owners carry their own coverage too. California requires the association’s annual budget report to summarize its flood and earthquake insurance, so compare it with your lender’s requirements. A new flood policy can carry a 30-day waiting period, so get quotes during your inspection period.
Oxnard condo questions, answered
Will an FHA loan work on an Oxnard condo?
As of 2026, start with HUD’s search of FHA-approved projects. If the complex is not approved, one unit may still qualify when the project is finished, has at least five units, is not manufactured housing and meets FHA’s requirements for insured-loan concentration, owner occupancy and financial condition. The HOA’s budget report must state its FHA status. More in FHA loans in Ventura County.
Can I rent out an Oxnard condo by the night?
In the City’s coastal zone, stays under 30 days need a City permit, vacation rental permits are capped at 5 percent of homes per neighborhood (10 percent in the beachfront R-BF zone), and vacation rentals are limited to 100 days a year. Hollywood Beach and Silver Strand are unincorporated County land, so City permits do not apply there. Your HOA may also ban rentals of 30 days or less, though state law bars it from capping longer rentals below 25 percent of units. Compare all Oxnard homes for sale.
