Lemon Wood at a glance
- A Johnson Drive park in the city: Lemonwood Mobile Home Park in Ventura has its address at 850 Johnson Drive, on City rather than County land. The City’s rent schedule runs from space 1 to space 231 and sets aside space 217 as a park-owned manager’s unit.
- Marketed as 55+: Sun Communities, the park’s operator, markets Lemon Wood as a 55+ manufactured home community. Ask the office for the written age and occupancy rule.
- Lakes, streams and a clubhouse: The operator’s site describes a gated community laid out around lakes and streams, with a clubhouse holding a library and billiards table, an outdoor pool, hot tub, sauna, fitness center, putting green and shuffleboard.
- Home owned, space rented: Owners lease their spaces from the park, and since Lemon Wood is on the City’s 12-park rent list, every space carries a posted maximum.
The January 2027 rent schedule
The City’s Lemon Wood schedule, effective January 1, 2027, raises each space’s base rent by 3.3 percent for the Consumer Price Index and trims the capital improvement component from $19.03 to $16.50 a month. That puts maximum space rents between $844.49 and $1,397.84 a month across 36 rent levels, so two similar homes can carry quite different rents depending on the space. Look up the space number on the schedule before you compare asking prices. Those maximums govern month-to-month agreements and leases of 12 months or less; a lease longer than 12 months is not covered by the ordinance.
Lemon Wood questions, answered
What does a Lemon Wood owner pay besides space rent?
Start with the City’s rent stabilization fee: $4.72 per space per month since July 1, 2025, split evenly, so the resident share is $2.36. For the rest, the City’s seller disclosure form says the park must give you an Information for Prospective Homeowners sheet within two days of your application, showing the maximum allowed rent and any additional monthly fees.
Is every park on Johnson Drive rent-stabilized?
No. Rancho Ventura, at 1220 Johnson Drive, is not one of the City’s 12 covered parks, so no City schedule applies to its homes. Compare Rancho Ventura listings, The Patrician, which has its own City schedule, and every Ventura mobile home park, or return to Ventura homes for sale.
