The Patrician at a glance
- 4700 Aurora Drive, ZIP 93003: Mobile homes for sale in The Patrician are in a 145-space park at 4700 Aurora Drive, an address the Census Bureau places within Ventura’s city boundary.
- Rent-stabilized, with four exceptions: City rent stabilization covers The Patrician, yet its schedule carves out spaces 142 to 145, and space 141 is a manager’s unit the park owns.
- New maximums on December 1, 2026: The City’s schedule adds 3.2 percent to base rent and raises the capital improvement charge from $19.98 to $21.72, for monthly maximums of $966.75 to $1,259.33 across 17 rent levels.
Spaces 142 to 145
The City’s Patrician schedule calls these four spaces permanently exempt from rent stabilization because they were first rented after January 1, 1990, citing Civil Code 798.45. As of 2026, that statute, as amended effective January 1, 2023, limits the exemption to 15 years from the date each such space was first held out for rent. If a home you like sits on one of them, ask the park and the City’s rent administrator how its rent is set today, and read the lease terms before you count on any figure.
The Patrician questions, answered
Is there repair help for Patrician homeowners?
The City contracts with the Housing Authority of the City of San Buenaventura to run a Mobile Home Rehabilitation Grant Program in the 12 rent-stabilized parks, The Patrician included. As of 2026 it is a one-time, unsecured, zero-interest loan of up to $7,500, forgiven 20 percent a year over five years, for income-qualified owners who live in the home. Selling within five years means repaying the rest. There is a waiting list.
Can the park add new capital improvement charges?
As of 2026, City Code 6.600.070 lets the park pass the cost of a new improvement into rent only if, before spending, it got written consent from an adult resident in a majority of the rented spaces, unless the law requires the work or it costs under $10,000. The City posts a reconsideration request form, and management can tell you which projects the $21.72 charge covers.
What other Ventura parks can I compare?
On Johnson Drive, compare Lemon Wood, which is rent-stabilized, and Rancho Ventura, which is not, or scan mobile homes in other Ventura parks. For the posted maximum on a specific space number, check with a Ventura real estate agent.
