Sunset Hills at a glance

  • Around the country club: This search for Sunset Hills Thousand Oaks homes for sale traces the streets around the Sunset Hills Country Club golf course on the west side of the 23 Freeway, such as Avenida Verano, Calle de Oro, Calle del Sol and Silverado Drive, plus stretches of Sunset Hills Boulevard and Olsen Road.
  • City land, ZIP 91360: Census geocoder checks at points from the west end of the map to the freeway edge all fall inside Thousand Oaks city limits and ZIP 91360, so City rules govern zoning and building permits here. Compare 91360 homes for sale.
  • Open space woven through: The Conejo Open Space Conservation Agency counts 410 acres of Sunset Hills open space spread through the community and owns most of it.
  • Rated High to Very High: CAL FIRE’s 2025 hazard map for local responsibility areas shades nearly all of this map High or Very High, with Very High over roughly two-thirds of it. Confirm the rating for the specific parcel.

Defensible space at resale

With ratings that high, plan on the Ventura County Fire Department’s real estate inspection. Since January 1, 2026, Ordinance 34 has required sellers of property rated High or Very High to give buyers documentation that it meets defensible-space rules. Inspectors check 100 feet around every structure, or to the property line, under standards the department calls more restrictive than state law. The request form asks for the 10-digit Assessor Parcel Number, and the department currently charges no fee.

Ask the seller early whether the inspection has been requested, and read its report alongside the brush and trees you see around the house.

Sunset Hills questions, answered

Does this search cover every part of Sunset Hills?

No. The agency’s largest Sunset Hills parcel, 238 acres on Erbes Road east of the 23 Freeway and south of Olsen Road, lies outside this map, and so does the 5.8-acre Sunset Hills Park. See all Thousand Oaks homes for sale, or compare Summit at Lang Ranch, another tract on an open-space edge.

Where do the open space trails start?

The agency lists access to that parcel from a trailhead on Erbes Road. It holds oak woodland, coastal sage scrub, grassland and a prominent ridgeline, and its trails overlook Bard Reservoir and, on clear days, the Pacific Ocean. The General Plan notes the reservoir is not a recreational facility.

Is there a park inside the search area?

Yes. Cañada Park, listed at 4 acres among the neighborhood parks in the General Plan, sits within the map. Before a showing, have a Thousand Oaks real estate agent map a listing against the park, the golf course and the open space.
