Hillsides and ridgelines

Jumbo loans and fire insurance
FHFA’s 2026 one-unit conforming limit for Ventura County is $1,035,000, and larger loans are jumbo loans. As of 2026, the CFPB notes that jumbo standards differ by lender and usually call for good credit and a sizable down payment. Compare jumbo loan limits and requirements and home loans in Thousand Oaks.
Before relying on the California FAIR Plan, the Department of Insurance recommends comparing private carriers. As of 2026, FAIR Plan residential coverage tops out at $3 million per location, as a limited fire policy for now. If a custom home would cost more to rebuild, ask how the rest would be covered.
Thousand Oaks luxury home questions, answered
Can I remove an oak tree on the property?
Inside City limits, a City permit is required, and work in the tree’s protected zone, five feet past the dripline and at least 15 feet from the trunk, needs one too. That covers any oak more than two inches in diameter, measured 4.5 feet above natural grade. On an occupied single-family parcel of two acres or more, landmark tree rules also cover California sycamores over 12 inches and bay laurels, black walnuts and toyon over 8 inches.
Can I challenge a low appraisal on a custom home?
You can ask. As of 2026, Regulation B has your lender give you each appraisal promptly or three business days before closing, whichever is earlier, unless you waive that timing. If the appraiser missed relevant sales or made errors, ask about a reconsideration of value: July 2024 federal guidance covers lender policies that let borrowers submit information an appraisal may not have considered. The value may not change.
