Lynn Ranch at a glance
- County land inside the City: Lynn Ranch homes for sale stand on unincorporated Ventura County land that the City of Thousand Oaks encloses on every side, so County plans and zoning, not City rules, govern land use.
- Ranch homes from the 1950s: The County describes Lynn Ranch as a community of more than 500 ranch-style homes dating to the 1950s.
- Mostly one to two homes per acre: The County’s Thousand Oaks Area Plan maps most of Lynn Ranch as Urban Residential at one to two units per acre, with pockets at one per acre and two to four per acre, a two-acre-minimum rural area and an industrial area on the west side.
- This search reaches past the island: The map outline for this search also takes in City streets to the north, such as Lynnmere Drive, so confirm whether each listing sits on County or City land.
County rules, City sewer
Ventura LAFCo’s 2018 service review says the City collects and treats wastewater for the County neighborhoods it surrounds, Lynn Ranch included, and in 2024 LAFCo approved an agreement for the City to sewer a new house on a 1.13-acre Lynn Ranch lot. Ventura County Fire serves all unincorporated land, and the Conejo Recreation and Park District serves Lynn Ranch. The review lists several water suppliers in the City, so confirm a home’s provider on a recent bill.
For a lot split, area plan policy TO-2.1 says an owner whose land touches City limits must request annexation to the City before the County will consider a subdivision, and the County approves one only if the City or LAFCo denies annexation; other owners record an agreement to annex that binds future owners. The plan also discourages multi-family building next to Lynn Road and reviews any expansion of existing industrial uses for fit with nearby homes.
Lynn Ranch questions, answered
Which fire zone is a Lynn Ranch lot in?
It varies by parcel. CAL FIRE’s 2025 local responsibility map splits Lynn Ranch among Very High, High, Moderate and non-wildland zones, so look up the parcel itself. Where one parcel has two ratings, Ventura County Fire applies the highest to the whole lot, and as of 2026 its Ordinance 34 has the seller of a High or Very High parcel give the buyer defensible-space documentation before escrow closes.
Why does a Lynn Ranch address say Thousand Oaks?
That is the mailing city. Lynn Ranch addresses read Thousand Oaks 91360, but the Census places Lynn Ranch outside any incorporated city. See 91360 homes for sale, all Thousand Oaks homes for sale or Lake Sherwood, another County community, and have a Thousand Oaks real estate agent confirm a parcel’s jurisdiction.
