How 55+ age rules work
Under the Fair Housing Act’s 55+ exemption, HUD’s regulations require that at least 80 percent of a community’s occupied homes have a resident 55 or older, that it publish and follow policies showing it operates as 55+ housing, and that it verify ages by survey or affidavit at least every two years. HUD’s rules count mobile home parks among the communities this can apply to.
A community’s own documents can be stricter than that 80 percent minimum. The Springs’ CC&Rs require at least one resident 55 or older whenever a new occupancy begins, citing California Civil Code Section 51.3. The listings above are those the MLS marks as a senior community, so confirm each rule in the documents, or see all Camarillo homes for sale.
What to review before an offer
Read the CC&Rs and rules on who may live with the 55+ resident, guest limits and proof of age. Compare dues, rental limits and, in a mobile home community, whether the space comes with the home. Under HUD’s rules, anyone may ask to see a summary of the community’s occupancy surveys. Selling a longtime home? See senior and 55+ real estate in Ventura County.
Camarillo 55+ questions, answered
Can a younger spouse or caregiver live in a Camarillo 55+ community?
At The Springs and Leisure Village, within limits. The Springs’ CC&Rs allow qualified permanent residents, defined to include a spouse, cohabitant or person 45 or older living with the 55+ resident, and live-in health care providers. Guests under 55 may stay up to 90 days a calendar year there, and 90 days in any 12 months at Leisure Village.
Can I buy a 55+ home for a parent or as a rental?
These age rules govern who lives in the home, so it depends on each association’s occupancy and leasing rules, which can include rental caps and minimum lease terms.
