Solimar Beach Colony at a glance
- Gated, on County land: These homes for sale in Solimar Beach, CA, sit in Solimar Beach Colony, a gated community on the ocean side of the old coast highway, about 3.75 miles up the coast from the City of Ventura. Mondo’s Beach lies to the west; the freeway and railroad run inland.
- One revetment, shared upkeep: A rock revetment about 3,860 feet long fronts more than 70 parcels. County reports describe it as colony-owned, and each owner must maintain the portion beside their home. After the 2022-2023 storms knocked rock onto the beach, two north-end lots had it reset and topped up in February 2023 under an emergency permit.
- Floors set high: A 2022 County review notes that FEMA’s flood map effective January 29, 2021 raised the base flood elevation on this stretch to 18 feet (NAVD88), lifting floors and building heights for new and substantially improved homes.
- Tight lot rules: The R-B zone calls for 10-foot front, 3-foot side and 14-foot rear setbacks and a 28-foot height limit measured from the lowest structural member. Homes stand side by side, each fronting Solimar Beach Drive.
What a Solimar rebuild involved
The County’s 2022 review of a rebuild at 3124 Solimar Beach Drive shows the scope: a site-specific wave runup study, piles drilled to 52 feet into firm bedrock, the lowest structural member at 19 feet NAVD88, and no living space on the ground level, which is enclosed by breakaway walls. Its soils report placed the lot within about a mile of the Red Mountain Fault, with liquefaction possible in a major quake. The home was designed not to rely on the revetment, and County code bars a new shoreline device built to protect it alone. Compare Faria Beach Colony, where each owner keeps up their own wall, and Mussel Shoals.
Solimar Beach questions, answered
Can the public use the beach in front of the colony?
Yes, along the sand seaward of the revetment. The colony is gated, but the 1981 coastal permit for its revetment required a lateral public access deed restriction there, recorded November 23, 1981, plus a public stairway north of the homes and an accessway past the last house to the southeast.
Who approves revetment repairs?
Both the County and the Coastal Commission have. The County issued the emergency permit for the 2023 repair, while a 2006 repair at one of the same lots went before the Commission, in an area where it had kept permit jurisdiction. Before removing contingencies, ask the association for revetment records and any open permits.
