Faria Beach Colony at a glance

  • County land, beach-size lots: These homes for sale in Faria Beach, California, sit on 20.7 acres west of US 101, roughly 5.5 miles north of the City of Ventura, in the County’s R-B zone for small-lot beach communities. Addresses run along Pacific Coast Highway and Faria Road, in ZIP 93001.
  • Owners keep up the seawall: The colony’s concrete seawall dates to 1969, but it sits on each parcel, so each owner, not the colony as a whole, maintains the stretch on their lot. County hazard text notes designs vary by lot.
  • A pumped sewer on the tax bill: Faria uses County Service Area 29’s septic tank effluent pump (STEP) sewer, in service since 1982: wastewater collects in a tank on the lot and is pumped to the City of Ventura’s treatment plant. The 2026-27 charge is $3,881.88 a year per single-family home, billed on the property tax roll.
  • Public access at both ends: Vertical public access sits at Mondo’s Beach to the south and Faria Beach County Park to the north. The County lists pass-and-repass lateral access at several lots, but waves routinely reach the seawall at high tide.

Rebuilding behind the wall

Two new homes reviewed by the Coastal Commission in 2019 were designed on caissons to resist waves without the seawall, while several older homes on conventional foundations still rely on it. Under County hazard rules certified August 13, 2026, replacing 50 percent or more of a floor, walls, roof structure or foundation in a mapped hazard area makes a project substantial redevelopment that must meet current rules as if new, and its owner may seek to repair a community seawall but not enlarge it.

Faria Beach questions, answered

Who can get a County rental permit for a Faria home?

As of 2026, only an owner, for up to a year, after a County inspection for each permit and renewal. A home is ineligible if any owner already holds another County coastal rental permit, if it has six or more owners, or if a company holds title, unless every member is a documented natural person.

What does the sewer tank mean for a buyer?

Check its location and condition. In a 2025 request for engineers to assess the system, the County called the STEP equipment antiquated and prone to failure, said some fiberglass tanks had deteriorated and failed, and found 35 percent of tanks hard to reach, some in driveways, under planters or beachside.

How does Faria differ from the other County colonies?

Solimar Beach Colony shares one revetment behind a gate, and Mussel Shoals faces Rincon Island. See Ventura beach homes or the main Ventura homes for sale page.
