Ondulando at a glance

  • A hillside tract off Foothill Road: These Ondulando Ventura homes for sale are in ZIP 93003. The Ondulando Club, a pool club on Skyview Terrace, defines the tract as homes reached from Colina Vista or Via Plaza off Foothill Road. Sampled addresses lie inside City limits, but the city line runs along the tract’s edge, so confirm it for each parcel.
  • Fire zones vary by street: On CAL FIRE’s 2025 map for City land, sample addresses range from Moderate on Via Ondulando to High on Colina Vista and Via Cielito and Very High on Viewpoint and Southview circles at the north end. Confirm any address on the City’s zone map.
  • Thomas Fire rebuilds: In the 2017 Thomas Fire, 686 structures in the City were damaged or destroyed, mostly in hillside areas. Citywide, 404 rebuilt homes had passed final inspection by November 2025, with 31 under construction and 18 in plan review.

Rebuilding and the hills above

The City’s Thomas Fire Rebuild Overlay Zone, with its flexibility, lower fees and streamlined standards, expired December 31, 2025; new applications now get current zoning and standard review, so check the status of any unfinished rebuild or vacant lot. A grading permit is required to remove and recompact soil more than five feet deep, to extend a footprint more than five feet past the old one, and on Ondulando-area lots the City has identified with settlement issues; ask the seller for any geotechnical reports.

Ventura’s hillsides carry their own limits: under the City’s 1995 SOAR measure, any development inside the Hillside Voter Participation Act area needs voter approval, and the General Plan asks new hillside homes to meet fire codes, have more than one evacuation route and respect the view protections of the 1989 Hillside Management Plan. Ondulando questions, answered

How much brush clearance does an Ondulando lot need?

As of 2026, the City requires brush management in High and Very High zones by June 1 each year and inspects from mid-May. Owners maintain, rather than strip, vegetation within 100 feet of the house or to the property line, and remove dead and dying plants. The City says state Zone Zero rules for the first five feet around a house, once approved, will reach existing homes a year after new construction.

Who can join the Ondulando Club?

Owners of homes in the tract qualify as certificate members; as of 2026 the club’s site lists a $500 initiation and dues of $210 a quarter. Social memberships for other Ventura residents are full, and the waitlist is closed. Compare Ventura luxury homes, or have a Ventura real estate agent pull recent sales in the tract.
