Wood Ranch at a glance
- A planned area since 1980: Homes for sale in Wood Ranch, Simi Valley here come from a map outline south of Madera Road, along Wood Ranch Parkway and Long Canyon Road. The City adopted the Wood Ranch Specific Plan in August 1980; its posted copy includes amendments through 2013.
- City land in ZIP 93065: Census geography puts the outline inside Simi Valley city limits and ZIP code area 93065, so City permits apply. Compare 93065 homes for sale.
- Open space by design: The plan sets aside about 62 percent of its 3,009.68 acres as open space and 25 percent for homes, in four villages: Country Club, Lake Park, Sycamore Canyon and Long Canyon, plus a 208-acre golf course.
- Trailheads at the edge: The Rancho Simi Recreation and Park District’s Long Canyon Trailhead, with parking, sits at Wood Ranch Parkway and Long Canyon Road. South of the outline lies the Wood Ranch Open Space, which the Mountains Recreation and Conservation Authority dedicated in 2002.
Fire zone, fire history and the disclosure
Much of the outline is mapped Very High on CAL FIRE’s 2025 local fire hazard map, so check the parcel. Ventura County Fire covers Simi Valley; its Ordinance 34, effective January 1, 2026, makes sellers in High and Very High zones show buyers, through an inspection, that the property meets defensible-space rules. CAL FIRE’s historic perimeter for the 2018 Woolsey Fire overlaps the southeast part of the outline, near Long Canyon Road.
Wood Ranch questions, answered
Who maintains the open space behind the homes?
The specific plan assigns public open space to the Rancho Simi Recreation and Park District and private open space to a Wood Ranch Homeowners Association. For a home in an association, the seller must hand over the association’s governing documents and budget report (Civil Code 4525, as of 2026).
Can I add a pool or expand on a hillside lot?
Ask the City’s Planning Division first. The specific plan limits grading on its Type C lots, set on steeper, highly visible terrain, to driveway access and foundation excavation, and aims to preserve hillsides over 20 percent slope to the maximum extent possible.
What else shows up on the tax bill?
Charges vary by parcel. The County’s 2025-26 list includes City landscape district zones and a Rancho Simi park maintenance assessment, so read its latest bill. Request a copy through a Simi Valley real estate agent, or browse Simi Valley homes for sale.
