Oxnard mobile homes at a glance

  • Twenty parks, mostly rented ground: Mobile homes for sale in Oxnard, CA are typically in one of the City’s 20 privately owned parks, where about 2,500 households own their homes and rent the space beneath them.
  • Two parks by the beach: Oxnard Shores Mobile Home Park and Hollywood Beach Mobile Home Park, near Channel Islands Harbor, are the only parks in the City’s coastal zone.
  • Age rules vary by park: Hollywood Beach, developed in 1968, is an age-restricted senior park, while Kona Kai Estates is run as all-ages. See Kona Kai Mobile Estates listings or Oxnard Pacific Mobile Estates listings.

How Oxnard limits space rent

Chapter 24 of the City Code has limited space-rent increases since 1982. The yearly increase tracks the Los Angeles-area Consumer Price Index for the 12 months ending in August, in full up to 4 percent; the 2027 limit, set in 2026, is 3.63 percent. After a sale, the park may raise that space’s rent by 15 percent of the park’s average regulated rent or $80, whichever is less, no more than once every five years. Have the seller ask for the park’s written post-sale rent, due within 15 days and good for six months. Leases over a year escape these limits while they run, but a park cannot require you to sign one.

Buying a home on rented ground

Under the Mobilehome Residency Law, the park may screen a buyer whose home will stay, must state its standards in writing within 15 days of the seller’s notice, and must give you its disclosure form at least three days before you sign. Oxnard parks must also give you a copy of Chapter 24. As of 2026, FHA Title I can insure a home-only loan on a leased space; Fannie Mae generally needs home and land titled as real property. Oxnard mobile home questions, answered

What should I know about Oxnard Shores Mobile Home Park?

The 181-space park sits in the Oxnard Shores neighborhood near the beach and is listed as all-ages, built in 1973. Check the space on FEMA’s flood map, because a federally backed loan in a Special Flood Hazard Area requires flood insurance. See Oxnard Shores homes for sale.

Can I buy the land under an Oxnard mobile home?

Usually not; most owners rent. Hollywood Beach may differ: a 2008 Coastal Commission report describes City approval of a plan making each of its 96 lots a condominium unit residents could buy. Parks that sell lots fall outside Chapter 24, so confirm in the title report whether a lot conveys, or browse all Oxnard homes for sale.
