Review the HOA before you commit

California sellers in an association must hand over the governing documents, the annual budget report, a statement of current assessments and any approved increases, notice of unresolved violations, the latest inspection report on balconies and other elevated exterior elements, and 12 months of board minutes on request. In the budget report, check the reserve summary, any deferred major repairs, any expected special assessment, and the insurance summary covering property, liability, earthquake, flood and fidelity. Reserve components must be visually inspected at least every three years. Without member approval, the board cannot raise regular dues more than 20 percent a year or levy special assessments above 5 percent of budgeted expenses.

Camarillo condo questions, answered

Can I buy a Camarillo condo with an FHA loan?

As of 2026, it depends on the project. HUD’s search shows which condo projects are FHA-approved, and a unit in a project that is not approved may still qualify through Single-Unit Approval if the project is complete, has at least five units and is not manufactured housing. The association’s annual budget report must also state its FHA and VA certification status. More in FHA loans in Ventura County.

Can the HOA stop me from renting out a condo?

Not entirely. California law bars associations from prohibiting or unreasonably restricting rentals, or capping them below 25 percent of units, but lets them ban rentals of 30 days or less. The seller must disclose any rental limits. Or browse all Camarillo homes for sale.
