Your Simi Valley real estate agent

A local who knows Simi Valley.

I’m a Ventura County local, and I work with buyers and sellers all across Simi Valley, from the Big Sky streets on the north side to the foothills around Wood Ranch. I’m also a licensed loan officer, so you can ask about the house and about the loan in the same conversation.

Why work with me

Local knowledge, loan know-how and two languages

Simi Valley sits in its own valley, ringed by the Santa Susana Mountains and the Simi Hills, and I help you read it before you tour.

  • Ventura County is home

My office sits on Victoria Avenue in Ventura, and Simi Valley is part of the area I serve. The Santa Susana Mountains close in the north side and the Simi Hills the south, and I show you how the older streets near the middle of town compare with the planned tracts out toward the edges.

  • Two licenses, one conversation

Because I carry a loan officer license next to my real estate license, you can ask what a Wood Ranch house or a townhome near the 118 would take to finance while you are still looking at it. Picking the lender stays up to you.

Talk to me about Simi Valley
  • Spanish or English, your pick

From the first tour to the last walk-through, I explain every form, contract and report in Spanish or English, whichever you prefer. When a question gets technical, like a roof or a foundation, I send you to the inspector who wrote the report.

How I help

How I help in Simi Valley

Buying, selling or both at once, working with a Simi Valley real estate agent who also understands financing means your plan covers the house, the timing and the loan together.

Talk to me about Simi Valley
  1. Buying a home in Simi Valley

First I help you narrow it down: which part of the valley, what kind of home and how soon. After that, new listings reach you as alerts, I tour with you in person or by video, and before you write an offer I pull recent nearby sales so your price rests on real comparisons.

  2. Selling a home in Simi Valley

A house in Wood Ranch and a townhome closer to the middle of the valley sell against very different comparisons. I study recent sales of homes like yours and give you a price opinion, which is not an appraisal, and then you pick a listing date and I build the plan around it.

  3. The loan side

Early on, I walk you through the loan options that might suit you, so you shop with a clear picture. From there I can introduce you to my lending team at 21st Century Lending or work alongside a lender you already picked. The choice of lender is always yours.

Neighborhoods and searches

Explore Simi Valley

Simi Valley fills a long valley between the Santa Susana Mountains and the Simi Hills, with the 118 crossing it from east to west. The cards below cover several of its areas, and each one opens the live home search for that part of town.

ZIP 93065

Wood Ranch

Planned neighborhoods on the southwest side of the city, in the foothills of the Simi Hills, with the Wood Ranch golf course inside and the Wood Ranch Open Space along the edge. The Ronald Reagan Presidential Library sits on a hilltop close by.

ZIP 93065

Big Sky and the north side

Planned tracts on the north side of the valley, below the Santa Susana Mountains, with names such as Crosspointe, Windstone and Castlewood at Big Sky. The Big Sky Trail winds between them.

ZIP 93063

Santa Susana Knolls

Hillside lots on the east end, near the Santa Susana Pass, where a tract of vacation lots for country homes got its start in the early 1920s. The Knolls sit in unincorporated Ventura County, and Corriganville Park, a former movie ranch, is close by.

ZIP 93063, 93065

The middle of the valley

Houses, condos and townhomes fill the center of Simi Valley on both sides of the 118. Rancho Simi Community Park is here, the Arroyo Simi runs east to west through town, and the Simi Valley station serves Metrolink and Amtrak trains.

ZIP 93063, 93065

Mobile homes and 55+ communities

Mobile home parks, such as Friendly Village on the west side, and communities with 55+ age rules are part of the mix here. Every park and community writes its own rules, so read them closely before you make an offer.

Before you buy

Before you make an offer, check the address

Official lookups for any Simi Valley address, from the county, the state and FEMA.

  • Property tax

A tax bill starts with the base rate every California parcel pays, then adds voter-approved bonds that depend on the tax rate area the parcel falls in. Pull the current bill for the exact address, and use the county's rate tables to compare one area with another.

  • Special taxes and assessments

On top of the base rate, a parcel can carry special taxes or direct assessments, such as a district tied to one tract. They change from parcel to parcel, so read every line of the bill for the home you want.

  • Flood zone

Type the address into FEMA's Flood Map Service Center to see its mapped flood zone. It is worth a look for any home near the Arroyo Simi.

  • Fire hazard severity zone

Many Simi Valley neighborhoods back onto the Santa Susana Mountains or the Simi Hills, and fire hazard severity zones across Ventura County were remapped in the last few years. The Ventura County Fire Department's page links the current maps, so look up the exact address first.

  • Earthquake and landslide zones

For a hillside lot, or any home you are serious about, the California Geological Survey's lookup shows whether the address sits in a mapped earthquake fault, liquefaction or landslide zone.

  • City or county?

Santa Susana Knolls and some other homes with a Simi Valley mailing address sit in unincorporated Ventura County. There, planning and building permits go through the County of Ventura rather than the City of Simi Valley, and the tax rate area differs, so confirm which one applies before you plan changes.

Each link opens the agency's own lookup, map or tax page. Confirm taxes on the parcel's tax bill. General information, not tax or legal advice.

Simi Valley home buying and selling questions

1. How do the parts of Simi Valley differ?

Mostly by setting, age and type of home. Wood Ranch holds planned neighborhoods in the southwest foothills, Big Sky covers planned neighborhoods on the north side, Santa Susana Knolls has hillside lots on the east end, and the middle of the valley mixes houses, condos and townhomes. Each area card links to its own search.

2. How do people commute from Simi Valley?

Many drive the 118, which heads east over the Santa Susana Pass toward the San Fernando Valley and west toward Moorpark. The Simi Valley station is also a stop for Metrolink’s Ventura County Line and for Amtrak. Traffic shifts a lot with the hour, so make the drive at the time you would really leave before you commit to a home.

3. Is Santa Susana Knolls part of the City of Simi Valley?

No. The Knolls sit in unincorporated Ventura County, so planning and building permits go through the County of Ventura, and the tax rate area differs from homes inside city limits. Before you buy there, look at the parcel’s tax bill and run the address lookups for that exact lot.

4. Can I find horse property in Simi Valley?

Some listings do come with room for horses, but whether a lot allows them depends on its zoning and any tract rules, not only its size. Start with the Simi Valley horse property search, then confirm the rules for the exact address with the city or the county before you write an offer.

5. Can you help with the loan as well?

Yes. I hold a loan officer license alongside my real estate license, so I can talk through financing with you while you tour homes in Simi Valley. My lending team at 21st Century Lending can take the loan from there, or you can use any lender you like. When I act as both your agent and your loan officer, I tell you about both roles in writing. See home loans in Simi Valley.

6. What is my Simi Valley home worth?

It comes down to what homes like yours, close to yours, have sold for lately, adjusted for condition and for the listings you would compete with today. A house in Wood Ranch and a condo in the middle of the valley are priced against very different sales, so as your Simi Valley real estate agent I base my price opinion, which is not an appraisal, on your part of town.
