Why work with me

Local, bilingual and licensed for homes and loans

What I bring as a Ventura real estate agent, in English or in Spanish.

  • Ventura County is home

My office is on Victoria Avenue in Ventura, and I work with buyers and sellers all over the city. I can walk you through how a Pierpont beach cottage, a Keys home on the water and an East End tract home differ in age, layout and the sales they compare against.

  • House and loan, both sides

FHA's usual home loan needs title showing a manufactured home and its land as real estate at closing. Ventura Marina's homes sit on rented park spaces, so ask which loan fits before you tour. You can pick any lender you like.

How I help

How I help in Ventura

Buying, selling or doing both at once, it begins with your plan and the part of Ventura you care about.

Talk to me about Ventura
  1. Buying a home in Ventura

First comes a game plan built around the parts of Ventura you like, from the beach to the foothills. Then you get new listings as they come up, tours in person or on video, and a look at what nearby homes sold for before any offer goes in.

  2. Selling a home in Ventura

A Keys home on the water and a downtown Craftsman compare against very different sales. Your price opinion comes from recent sales of homes like yours, and it is not an appraisal. Then you and I set the timing and the plan for the sale.

  3. The loan side

As a licensed loan officer, I can explain your loan options early, then connect you with my lending team at 21st Century Lending or work alongside the lender you pick. You are free to choose any lender.

Explore Ventura

Ventura runs from beach lanes and harbor channels to hillside streets and the wide, flat East End. Pick an area below, or go straight to the kind of home you want.

ZIP 93001

Pierpont

Beach cottages from the late 1920s sit beside newer two-story homes and small apartment buildings on narrow lanes near the sand. San Buenaventura State Beach and its coastal bike trail run along the shore.

ZIP 93001

Ventura Keys and the harbor

Homes and duplexes along channels that open to Ventura Harbor, on streets such as Seahorse and Surfrider Avenues. The Ventura Keys Association says the Keys opened in 1964 and about 300 homes sit on the water. Off Anchors Way, Ventura Marina has manufactured homes on rented park spaces.

ZIP 93001

Downtown and the hills above it

Some of the oldest homes in Ventura, in Victorian, Craftsman and Spanish Revival styles, line the hillside streets above Main Street and the blocks east of it, along with duplexes, triplexes and condos. The pier and the beach promenade are a short walk.

ZIP 93003

Midtown east to Montalvo, and the hills

Mostly homes built from the 1950s through the 1970s, from the east end of Midtown out to Montalvo and up into hillside neighborhoods such as Ondulando, where many streets have views over the city. Arroyo Verde Park sits in the foothills.

ZIP 93004

East End and Saticoy

Mostly detached homes built from the 1960s through the 1980s, plus newer neighborhoods added since 2000, out toward Saticoy. Parts of Saticoy sit outside city limits, and Highway 126 heads east from here toward Santa Paula.

Before you buy

Before you make an offer, check the address

These are the official lookups for any Ventura address.

  • Property tax rate

Inside Ventura city limits, the FY 2025-26 property tax rate runs from 1.088% to 1.1742% of assessed value: the 1% base plus voter-approved bonds, which vary by tax rate area. Some addresses with a Ventura mailing address, including parts of Saticoy, sit outside city limits in county tax rate areas.

  • Direct assessments

A tax bill can also list direct assessments, such as the City of Ventura's street lighting district or a maintenance assessment district tied to a specific tract. Some parcels also carry a voluntary PACE assessment for energy or water upgrades. They vary from parcel to parcel, so read the full bill for the address you want.

  • Flood zone

Search the address on FEMA's Flood Map Service Center to see the flood zone mapped for it.

  • Tsunami hazard area

For a home near the coast, the California Geological Survey's tsunami hazard maps show whether the address falls inside a mapped hazard area.

  • Fire hazard severity zone

The City of Ventura adopted updated fire hazard severity zone maps in July 2025, and its map finds the zone for any address in the city. For an address outside city limits, use the Ventura County Fire Department's map page.

  • Historic landmarks and districts

Ventura has city landmarks and historic districts, and work on a designated property can need a historic review first. Owners of city landmarks may qualify for the Mills Act program, which trades property tax relief for keeping up the home's historic character. Ask the city before you plan changes.

Buying and selling in Ventura: your questions

1. How do Ventura's beach, downtown and East End homes differ?

Mostly by the age and type of the homes and how close they sit to the water. Pierpont and the Keys are beach and harbor homes, downtown and the hills above it hold many of the city’s oldest houses, and the East End is mostly detached tract homes plus newer neighborhoods. The area cards compare them side by side.

2. Is Ventura the same city as San Buenaventura?

Yes. The city’s official name is San Buenaventura, and it is the seat of Ventura County, but mailing addresses and nearly everyone else say Ventura. The longer name shows up on some city and county records, such as the county’s tax rate book, so it helps to know both.

3. What should I check before buying near the beach or in the hills?

Check the address itself, not just the neighborhood. Flood and tsunami maps matter most near the coast and the rivers, and fire hazard severity zones matter most on hillside streets. Every official lookup is in the address check section. Ask me about anything you find.

4. Can I buy in Ventura if I live out of the area?

Yes. I can tour homes with you on video, send you new listings as they come up and plan an in-person visit when you are ready to see your top choices. Tell me where you are starting from on my buying page.

5. Can you help with the loan on a Ventura home too?

Yes. Along with being a real estate agent, I am a licensed loan officer, so I can explain your loan options while you shop, then connect you with my lending team at 21st Century Lending. You can choose any lender, and if I act as both your agent and your loan officer, I disclose both roles to you in writing. See home loans in Ventura. For a home in a park, such as Ventura Marina, read mobile home financing in Ventura County.

6. What is my Ventura home worth?

Recent sales near yours set the range, then condition and what else is listed right now move it within that range. A Keys home on the water, a Pierpont cottage and a hillside home in Ondulando are each priced against very different sales. I start with a price opinion, which is not an appraisal, and you can ask for yours on my free home valuation page.
