Village at the Park at a glance
- One specific plan: Village at the Park in Camarillo, CA grew from a City specific plan adopted in October 2001 for about 330 acres of farmland between US-101 and Pleasant Valley Road. Its 2013 update plans 1,235 homes at low to high densities, plus a mixed-use village center.
- Three kinds of for-sale homes: Assessor records list 673 detached houses on lots of about 6,700 square feet, most two-story with four or five bedrooms; 104 detached courtyard homes on lots near 3,800 square feet; and about 390 condos and townhomes, mostly two or three bedrooms.
- Two building waves: Most homes date from 2005 to 2008. The last single-family phases, held back in 2013 by a FEMA floodplain designation, went up from 2014 to 2016, and FEMA’s current map shows every home parcel in Zone X, minimal flood hazard.
- Parks and school in the plan: Its anchors are built: the 55-acre Pleasant Valley Fields sports park on Westpark Court, open since 2010 with lighted fields, Rancho Rosal Elementary School and the Camarillo Family YMCA.
Dues, taxes and resale limits
The specific plan ties each parcel to a master property owners association and any applicable sub-association, so one home can owe dues under two sets of CC&Rs. Ask for both budgets and reserve studies. None of the community’s home parcels appears on the fiscal 2025/26 roll of the City’s Mello-Roos district, CFD No. 1, though the full tax bill can still list other charges. In Wickford Place Townhomes on Village at the Park Drive, 26 units are City affordable homes that must be owner-occupied and carry resale limits lasting 30 to 55 years, so ask whether a listing is one.
Village at the Park questions, answered
Is Village at the Park inside the City of Camarillo?
Yes. Every home parcel sits inside the city boundary on County maps, City of Camarillo supplies the water, and County road data codes most streets as City-maintained. Most streets carry ZIP code 93012; compare 93012 homes for sale.
Is there RV storage?
The plan’s land-use table sets aside 3.5 acres for neighborhood RV storage and 6 acres for private recreation areas. Ask the association how spaces are assigned and priced.
What shows up on hazard maps?
CAL FIRE’s 2025 map places no home in a fire hazard zone. A state earthquake fault zone clips the northwest corner, including some condo parcels on Westpark Court, and the plan added wider setbacks along the city’s growth boundary on the south edge to buffer farming.
