Ventura luxury homes at a glance
- What this search covers: This page pulls luxury homes for sale in Ventura, CA from the upper end of the MLS price range. Any beach colony home north of the Ventura River sits on County land, where the County, not the City, sets the zoning and issues building permits.
- Where values run higher: The Census Bureau’s 2020 to 2024 survey puts the median value of owner-occupied homes in Ventura at $827,300. The tract that takes in Ondulando and Clearpoint came in at about $1.2 million, close to the tract that includes Hobson Heights.
- Beachfront and canal homes: The tract covering Pierpont and the Ventura Keys came in near $1.09 million, with a margin of error of about $327,000. The City’s Safety Element maps the beach area by the Pierpont lanes inside a FEMA 100-year flood zone.
Loan size sets the loan type
FHFA’s 2026 limits for a one-unit loan are $832,750 at the national baseline and $1,035,000 in Ventura County. Fannie Mae’s Selling Guide treats loans above that baseline, up to the county limit, as high-balance loans, and its eligibility requirements for them may differ (as of 2026). A loan above the county figure is a jumbo, which the CFPB notes may cost more than a conforming loan. See the jumbo loan guide for Ventura County for the options.
Insuring a high-value home
If no regular insurer will write a policy on a hillside home, the California FAIR Plan is the fallback, though the state Department of Insurance advises shopping the market first. As of 2026, its dwelling policy covers only named perils (fire and lightning, internal explosion and smoke), and its residential limit is $3 million, so compare that with the home’s rebuild cost. Water damage, theft and liability can come from a separate Difference in Conditions policy, which the FAIR Plan does not sell. Price both while your inspection period is open.
Ventura luxury home questions, answered
What if the appraisal comes in below the price?
Your lender must send you a copy, and the CFPB calls buying above appraised value very risky. It also calls a low appraisal strong evidence that the price is above market value, which you can use to ask the seller for a reduction. If the seller will not budge, the CFPB suggests you may want to cancel and see an attorney, since your contract may attach costs to cancelling. Read which comparable sales the appraiser chose and how each was adjusted.
