Peppertree questions, answered
What leasing limits could apply at Peppertree?
As of 2026, California makes HOA rules that prohibit or unreasonably restrict leasing unenforceable, and any rental cap must leave room for at least a quarter of the units. Short stays of 30 days or less can still be barred by the CC&Rs. Your seller must hand over the governing documents plus a statement of any rental prohibition; check both for a cap and ask the HOA how many units are leased. Before leasing, you give the HOA your title date and the tenant’s name and contact information.
What tells me whether the HOA reserves are healthy?
Start with the Assessment and Reserve Funding Disclosure Summary, which as of 2026 must accompany each annual budget report. It gives the regular assessment, special assessments already approved, the percent funded and whether projected reserves cover major components for the next 30 years. When those components are worth at least half the yearly budget, a reserve study backed by a visual inspection is due at least once every three years, with a board review each year, and it must count any gas, water and electrical lines the HOA has to repair.
