Moorpark condos at a glance
- Few condos citywide: Condos for sale in Moorpark, CA draw on a modest supply: the Housing Element, adopted February 2023, puts condominiums at 7 percent of the City’s homes and townhomes at 6 percent.
- FHA-approved projects: Searched October 15, 2026, HUD’s list of FHA-approved condominium projects showed four approved in Moorpark, among them Regal Park (120 units, approval through March 6, 2027), Traditions at Mountain Meadows (196 units, through May 22, 2027) and Canterbury Lane with Ivy Lane (through October 6, 2029).
- One unit at a time: Outside approved complexes, FHA Single-Unit Approval remains possible, as of 2026, if the building is finished, is not manufactured housing, has five or more units and satisfies some of HUD’s project-level tests, such as owner-occupancy. What the seller’s HOA packet holds
Civil Code 4525 makes your seller provide, as of 2026, the governing documents, the budget report with its insurance summary, a statement of current dues and anything unpaid, any increase the board has approved but not yet billed, any unresolved violation notice and, if you ask, the last 12 months of approved board minutes. If the association has an open defect claim against the builder, the initial defect list it sent members goes in too, unless resolved.
The packet also carries the most recent balcony report under Civil Code 5551, which samples raised wooden balconies, decks and stairs (walking surface over six feet) in buildings that hold at least three attached homes. It estimates their remaining useful life and feeds the reserve study, so read the two together. Where the building permit was applied for in 2020 or later, the first inspection is due within six years of occupancy, which matters for new construction in Moorpark.
Fire zones and the master policy
Moorpark lies in Ventura County Fire’s territory. As of 2026, under its Ordinance 34, selling a unit in a mapped fire hazard severity zone rated High or Very High means giving buyers documentation that defensible-space rules are met; ask who clears a complex’s shared slopes. If an insurer dropped the master policy, ask whether it moved to the FAIR Plan, whose commercial limits the Insurance Commissioner raised in March 2025, citing homeowners associations.
