Two checks that vary by tract
Camarillo’s one Mello-Roos district, Community Facilities District No. 1, was formed in 1990 and lies largely in Spanish Hills and along the Ponderosa corridor. On the 2025/26 roll, almost all Spanish Hills homes owe $848.98 and most Springville homes $67.12 to $148.18, while Sterling Hills homes show $0.00 and Palm Colony is not listed. The seller must disclose the district before you sign a contract, and its lien shows on the title report.
Hazard maps differ too. A state Alquist-Priolo Earthquake Fault Zone covers the Corte Sol, Corte Regalo and Corte Estrella tract in Spanish Hills and a band across the Camarillo Heights hillside. Springville, Palm Colony and 29 Spanish Hills houses sit in a mapped liquefaction zone, while Sterling Hills shows none of these zones. In Camarillo Heights, where the 2024 Mountain Fire damaged or destroyed numerous homes, nearly three-quarters of homes on County streets sit in a CAL FIRE hazard zone. The Natural Hazard Disclosure flags each zone.

What changes on a County parcel?
Ventura County handles zoning, building permits and permit records. Sewer is not a given: most sampled homes on Las Posas Estates’ County streets, and about half on Camarillo Heights’ County streets, lie beyond the Camarillo Sanitary District’s boundary, so ask early whether the house uses a septic system.
Do ZIP lines match neighborhood lines?
Not always. Most Village at the Park streets use 93012, yet condo courts there such as Rockhampton and Shadetree carry 93010. For Mission Oaks, Leisure Village and Santa Rosa Valley, see 93012 homes for sale, or widen the search to all Camarillo homes for sale.
