The Springs at a glance

  • 259 houses behind a gate: Camarillo Springs homes for sale in The Springs sit within a gated, 55+ enclave in far southeast Camarillo. About 30 of its lots border the Camarillo Springs golf course, and the 101 on-ramp is about 0.7 mile away.
  • One of five associations: Of Camarillo Springs’ five HOAs, only The Springs and Country Club Village, the association for Camarillo Springs Mobile Home Park, are age-restricted. Irena and Gitana avenues run through both, so confirm each listing’s association.
  • Very High fire zone, minimal flood zone: Every Springs parcel sits in a Very High Fire Hazard Severity Zone on CAL FIRE’s 2025 map and in FEMA’s minimal-hazard Zone X. The HOA became a recognized Firewise community in April 2026.

The CC&R age rule

Section 5.15 of the 2002 restated CC&Rs says those who begin occupying a home must include at least one Qualifying Resident, 55 or older, who intends to live there “as his or her primary residence on a permanent basis.” Other occupants must fit the categories the CC&Rs list, so read that section before you buy. The CC&Rs make The Springs an age-restricted, deed-restricted senior citizen housing development under Civil Code Section 51.3.

What the HOA covers

The association owns and maintains the clubhouse, private streets, guest parking, an RV lot and Dedication Park, plus the sewer mains and storm drains serving the lots. Owners maintain their lot and house and pay their own taxes and utilities. Each lot pays 1/259 of the budget, including a share of the Camarillo Springs Common Area Association, and the board can raise the annual assessment up to 20 percent without a member vote. Street parking is banned, and exterior changes need board approval.

The Springs questions, answered

What should I review in escrow?

Get the CC&Rs and any amendments since 2002, the budget with its reserve and insurance summaries, and the annual report. In a Very High fire zone the seller also owes you documentation of defensible-space compliance.

What should I know about the 2014 debris flow?

Rain on hillsides burned in the 2013 Springs Fire sent a debris flow into Camarillo Springs on December 12, 2014, damaging 16 homes and red-tagging 10. That morning’s mandatory evacuation covered San Como Lane and Gitana Avenue, both Springs streets. Ask about past damage, repairs and drainage.

How does The Springs differ from the nearby mobile home park?

The Springs is 259 houses; Country Club Village is a mobile home community with its own CC&Rs and board, and a FEMA check inside it returned high-risk flood Zone AE. Compare 55+ communities in Camarillo or all Camarillo homes for sale.
