Sterling Hills at a glance

  • Laid out around a golf course: Sterling Hills, Camarillo homes for sale come from two City tracts built around the 18-hole Sterling Hills Golf Club, a public course designed by Robert Muir Graves and Damian Pascuzzo with five sets of tees.
  • Homes from 1998 to 2000: City parcel records show 206 detached houses on lots of about 8,000 square feet, with a median near 3,500 square feet of living space and most two-story, plus 73 condos built in 2000 on Golf Villa, La Plata and Del Tio.
  • Streets and associations: County road data codes interior streets such as Diamond, Patina and Avenida de Autlan as Other, not City-maintained. Local reporting names the Sterling Hills Homeowners Association and the Fairways at Sterling Hills, described in 2017 as the association for the gated community around the course.
  • Few mapped hazards: Every home in Sterling Hills, Camarillo, CA is inside the city and served by City water. Current maps place none in a CAL FIRE hazard zone, a state fault, landslide or liquefaction zone, or a FEMA high-risk flood zone.

The golf course question

The course land is zoned open space. In 2019 the Sterling Hills Homeowners Association formally opposed the course owner’s plan to rezone part of it for housing, and in January 2021 the City Council voted 4-1 to deny the owner’s request to amend the General Plan. Council members pointed to a gap between the conditions attached to Tract 4948 and the wording of the recorded CC&Rs. If the fairway view or open space drives your offer, read the CC&Rs and any recorded restrictions on the course before you remove contingencies.

Sterling Hills questions, answered

Is there a Mello-Roos tax in Sterling Hills?

Not a current charge. Sterling Hills parcels appear on the roll of the City’s Community Facilities District No. 1, but the fiscal 2025/26 roll lists $0.00 for every home. The title report may still show the district’s recorded Notice of Special Tax Lien, so ask escrow to explain it.

Will the golf course stay a golf course?

The course has been under its current ownership since 2018, and when the purchase was reported in 2017 the buyer said he planned to keep it an 18-hole course. It remains open for public tee times, and the land is zoned open space; the 2021 vote above is the latest City decision on it.

How does it compare with nearby areas?

Spanish Hills, just south, has larger custom lots and a yearly special tax. Las Posas Estates, to the east, is mostly County land where the water provider changes by street. Browse all Camarillo homes for sale or ask a Camarillo real estate agent about a specific address.
