Spanish Hills at a glance

  • Custom homes on acre lots: The largest group of homes for sale in Spanish Hills, Camarillo, CA is custom houses. County assessor data counts 139 in the main tract, 97% on lots of an acre or more, built mainly from 1995 to 1999, with a median of about 4,800 square feet of living space.
  • Smaller homes and condos too: A 79-home tract on Corte Sol, Corte Regalo and Corte Estrella, built 2000 to 2002, has lots near 6,400 square feet and mostly four bedrooms. Two condominium tracts from 1996 and 1997 add 91 units of about 1,600 to 1,900 square feet.
  • A Mello-Roos line on the tax bill: The area sits in the City’s Community Facilities District No. 1, formed in 1990 to fund bridge, sewer and drainage work. The fiscal 2025/26 roll charges $848.98 on nearly every Spanish Hills home, and the payment schedule for its current bonds runs to September 2032.
  • No fire hazard zone: All four tracts are within city limits and get City of Camarillo water. CAL FIRE’s 2025 map puts none of the homes in a Fire Hazard Severity Zone, despite the hillside setting.

Check the fault and landslide maps

Every home in the Corte Sol, Corte Regalo and Corte Estrella tract lies inside a state Alquist-Priolo Earthquake Fault Zone, mapped for the Camarillo quadrangle in 1998, before those houses went up. Seven custom homes stand in a state earthquake-induced landslide zone, and 29 houses across the area sit in a mapped liquefaction zone. California’s Natural Hazard Disclosure form has a line for each of these zone types, so review it early and ask the seller for any geologic or soils reports from construction.

Spanish Hills questions, answered

Is the golf club part of the neighborhood?

The Spanish Hills Club on Crestview Avenue is private, offering golf, tennis, fitness and dining through its own membership tiers. Ask the club about access rather than assuming it comes with a home.

Who maintains the streets?

County road data codes most Spanish Hills streets, including Avenida de Aprisa and Via Aracena, as City-maintained. The two condominium courts, Corte Augusta and Corte Riviera, are coded Other, so confirm whether an association maintains them and what that adds to dues.

What is nearby?

Sterling Hills lies just north, around a public golf course, and Las Posas Estates to the northeast is mostly unincorporated County land. To compare large homes citywide, see Camarillo luxury homes or all Camarillo homes for sale.
